Job Title: Accountant II FLSA Status: Non-Exempt

Department: Accounting Location: Little Rock

Job Description Summary:

Under limited supervision, applies cash and accrual accounting principles to prepare, analyze, maintain and deliver complete and accurate financial reports for a diverse portfolio of commercial real estate properties; and complete special projects as assigned.

Essential Job Functions:

  • Completes intermediate level accounting transactions in preparation of client financial statement packages.
  • Reconciles bank transactions related to assigned properties.
  • Creates and posts journal entries.
  • Ensures that all expenses, receipts, owner's distributions, funding requests and other transactions for the accounting period have been accurately posted.
  • Generates and reviews financial packages for accuracy and comprehensive reporting.
  • Prepares the financial packages per the monthly close schedule to ensure timely delivery to the client and other management teams.
  • Prepares and reviews funding and payment requests from property managers and owners for accurate documentation and authorization.
  • Responds to and resolves issues and requests in a timely manner from Colliers’ principals, management teams and clients regarding various accounting issues and reports, including the financial statements.
  • Researches open accounting issues and recognizes potential issues and/or conflicts so corrective action can intercept and minimize issues.
  • Prepares year-end financial package for the tax accountants (as needed), records tax adjusting journal entries and reconciles to the tax trial balance.
  • Assists in training team members on portfolio specific transitions.
  • Monitors scope of services delivered and provides feedback to manager regarding any changes in scope.
  • Performs other duties as assigned.

17. Intermediate knowledge of computer software and hardware (i.e. Microsoft Office Suite Products).

18. Ability to work in multiple accounting software applications.

Minimum Job Requirements: Degree from a four-year college or university program with an emphasis in accounting, finance or related field preferred or an equivalent of education and experience. A minimum of two years prior accounting, finance or related experience required. Experience with real estate accounting software (Yardi) preferred.

Communication Skills

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

Financial Knowledge

Requires an intermediate to advanced knowledge of accounting principles to include accounting methods (cash, modified cash and accrual) and knowledge of GAAP (generally accepted accounting principles) and a good knowledge of various entity structures and a basic knowledge of tax concepts. May also conduct some financial analysis.

Reasoning Ability

Ability to comprehend, analyze, and interpret real estate documents; i.e. management agreements, settlement statements, lease agreements. Ability to solve problems. Requires intermediate analytical and quantitative skills.

Scope of Responsibility

Decisions made with general understanding of procedures and company policies to achieve set results and deadlines.
