Lincoln City based Maintenance Repairer

Full Time (40 hours per week)

SUMMARY:

The Housing Authority of Lincoln County is bringing online a 44-unit affordable housing complex in Lincoln City, Oregon. It will be crucial to have a Maintenance Repairer who is based locally (Lincoln City) to perform maintenance duties for this new property. The Maintenance Repairer performs unskilled and semi-skilled maintenance and repair tasks on buildings, apartments, grounds, and equipment as well as cleaning and unit readiness for re-leasing. The Maintenance Repairer is required to demonstrate knowledge of basic heating, carpentry, plumbing, painting, electricity, grounds keeping and cleaning duties in the performance of responsibilities.

The Maintenance Repairer receives work direction and guidance from the Maintenance Manager on work associated with the maintenance repairs to buildings, re-leasing readiness and grounds. The Maintenance Repairer does not routinely provide supervision but occasionally may furnish work direction to other aides/laborers/groundskeepers in the temporary absence of a supervisor.

TYPICAL DUTIES: The duties and responsibilities of this position include, but are not limited to the following:

· Performs minor maintenance and repair tasks to heating systems, sealing pipe joints, etc.

· Performs minor plumbing tasks such as changing faucet washer, stems, seats, etc., and repairing toilets by changing tank bulbs, overflow tubes, guide wires, etc.

· Performs minor electrical tasks such as resetting circuit breakers, changing plate covers on switches and outlets, replacing light bulbs, globes, etc.

· Installs and repairs window coverings, including blinds and shades.

· Performs routine maintenance repairs to buildings, furniture and fixtures, and cleans buildings and apartments in preparation for re-leasing.

· Performs floor-tile removal, clean-up and installation of new tile.

· Performs grounds maintenance and repairs through the use of such tools and equipment as common hand tools, grass cutters, wrenches, pipe cutters, drain augers, shovels, rakes, lawnmowers, caulking guns, trowels, etc.

· Clears debris and ice from buildings and grounds by shoveling, lawn blower, etc., to ensure tenant safety.

· Assists in moving heavy objects such as refrigerators, stoves, etc.

· Performs maintenance of grounds by cleaning up debris, mowing lawns, raking grass and leaves, trimming shrubs and trees, etc.

· Performs other related duties of the class, as required.

· Monitors and reports any maintenance issues on HALC properties to supervisor.

EMPLOYMENT QUALIFICATIONS:

Knowledge of: Heating, plumbing and electricity; Materials and equipment used in building, grounds maintenance and unit readiness.

Ability To: Use hand tools and equipment used in building, grounds maintenance and unit cleaning; Perform basic maintenance and repairs of buildings, grounds and equipment; Perform minor heating and plumbing repair; Operate blowing equipment, riding lawnmower, power washer etc.; Operate motor vehicles (pick-up truck, dump-truck, trailers); Follow oral and written instructions; Lift heavy objects and climb ladders.

EDUCATION, EXPERIENCE AND TRAINING:

Graduation from an accredited high school or with GED plus one year working experience in the building trades or performing maintenance repairs and cleaning of buildings; or an equivalent combination of education and experience to meet the required knowledge, skills and abilities.

SPECIAL QUALIFICATIONS: Possess a valid driver’s license, have good driving record and be insurable at standard rates. The successful candidate will be subject to a criminal background check.
