Position Overview: We are seeking a detail-oriented and proactive Director of Maintenance to join our team. The Director of Maintenance plays a vital role in overseeing and coordinating maintenance activities for our properties, ensuring that all maintenance requests are addressed promptly and efficiently. This position requires excellent organizational skills, strong communication abilities, and a customer-centric approach.

Responsibilities:

  • Receive, prioritize, and assign maintenance requests from tenants, property managers, and owners.
  • Coordinate with vendors and tenants to schedule repairs and maintenance tasks.
  • Ensure timely completion of work orders and follow up to verify satisfactory completion of work.
  • Maintain accurate records of maintenance activities, including work orders, invoices, and vendor contracts.
  • Monitor property maintenance budgets and expenses, utilizing competitive bidding and identifying opportunities for cost savings.
  • Conduct move in, move out, and city inspections of properties to assess maintenance needs, identify potential issues, and meet municipal requirements.
  • Communicate effectively with tenants to provide updates on maintenance requests and address any concerns.
  • Collaborate with property managers and other team members to develop and implement preventive maintenance plans.
  • Oversee lawn care and snow removal programs
  • Stay informed about industry best practices and emerging trends in property maintenance.

Qualifications:

  • High school diploma or equivalent; additional education or certifications in property management or maintenance preferred.
  • Previous experience in property management, maintenance coordination, general contracting, or a related field.
  • Strong organizational and multitasking abilities, with the ability to prioritize tasks effectively.
  • Excellent communication skills, both written and verbal.
  • Proficiency in computer software programs, including Appfolio property management software and Microsoft Office Suite.
  • Knowledge of building systems and maintenance processes.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Flexibility to respond to maintenance emergencies outside of regular business hours.
  • Customer service orientation and a commitment to meeting the needs of tenants and property owners.
