As a Construction Manager, you will have direct and immediate oversight of assigned projects and responsibility for all onsite management of the onsite construction team. Your role as the ownership representative will leverage your expertise in design, construction knowledge, and coordination to lead our construction and all aspects of the construction review process. Your commitment to precision, adaptability, and tenacity will be pivotal in establishing best in class procedures.

Key Responsibilities:

· Coordination and Oversight with Construction Team(s): The Construction Manager is responsible for day-to-day operational oversight of the third party General Contractor (GC) and onsite subcontractors. The Construction Manager will review and approve all GC and subcontractor onsite logistics, forward project planning during the pre-construction stage (placement of trailers, fencing, security, fire access, delivery sequence of buildings and construction flow, etc.).

· Meeting Attendance: The Construction Manger will be the lead representative for ownership at all OAC meetings, GC related financial meetings (Budget and Change Order reviews), onsite design meetings, and all turn over of product and systems to the respective third party property management and internal marketing/leasing teams.

· Weekly, Monthly, Quarterly Reporting: The Construction Manager will report to the VP of Construction and communicate/coordinate workload each Monday for weekly project Progress Status Report (PSR) updates. Quarterly aerial drone photos as well as weekly progress photographs and reporting will be completed by the Construction Manager during all stages of construction and archived per leadership’s direction. 

· Project Observation Reporting: Weekly full site observation reports will be the responsibility of the Construction Manager. This exercise will include weekly walks of all aspects of the assigned project(s), including plan review, documentation of any deficiencies, safety review, as well as proactive monitoring of what is forthcoming in the schedule both onsite and offsite.

· Budget Review: The Construction Manager is responsible for reviewing the contractual Schedule of Values (SOV) at the beginning of each assigned project as well as monthly budget updates upon receipt of the GC’s monthly Payment Application versus work completed within the field. 

· Constructability and Project Design Change Review: The Construction Manager is the first line of review in all project changes when construction is underway. The review process will include establishing full understanding of all Potential and realized Change Orders (PCO/CO) and leading the processing between the GC and the internal/external Accounts Payables teams, including review, analysis and archival of all PCO and back up documentation including but not limited to each change to the contract, contract documents, schedule, and plan designs. 

· RFP and Submittal Process: The Construction Manager will be lead on a complete and comprehensive review and sign off on all Request for Proposal (RFP) and Submittal processes to ensure each meet the requirements and standards of Guardian Capital.

· Pre-Construction and Design Process: The Construction Manager will assist in the pre-construction and design process, guiding projects from schematic design through construction initiation.

· Pre-Construction Meeting Lead: The Construction Manager will play an integral role in vetting and selection of prospective GCs and subcontractors, including review of their qualifications, bids and other documentation. His or her understanding of construction application(s), experience(s), and knowledge are vital to our selection process.

· Project Schedule: The Construction Manager must have an exceptional understanding of construction time management and analyzing/applying the correct sequencing of tasks. In working with the Development Manager, the Construction Manager will assist in review and development of a preliminary construction schedule and manage project timeline and deliverables as well as supervise all pre-construction meetings to ensure submissions include all necessary data and documentation. Final review of the construction schedule prior to commencement of any project is vital and the responsibility of the Construction Manager. 

· Value Engineering: Review schedule and construction plans to identify cost savings opportunities within the contract specifications by adjusting quantities, substituting materials or applying alternative construction methods.

· Contractor and Consultant Relationships: Leverage existing and source new GC, subcontractor and consultant relationships to provide the best in class for future developments.

· Project Completion Documentation: The Construction Manager will be required to review all Conditions of Approval (CofA) and monitor/completethese items as required by internal and external requirements.

· Consultant Coordination and Management: The Construction Manager will coordinate with Development Manager to oversee all consultants.

· Legal and Accounting Knowledge: The Construction Manager must have general knowledge of typical insurance requirements and accounting operations and be able to work with these departments to ensure projects are properly set up per corporate guideline. The Construction Manager will be required to monitor construction progress versus the submitted pay applications to maintain a fluid and cohesive process of financial payments.

· Team Coordination(s): It is the responsibility of the Construction Manager to coordinate all stakeholders in conjunction with the Development Manger to provide a cohesive and fluid onsite operation in all aspects including, but not limited to, the GC, subcontractors, consultants and internal and external teams.

Qualifications and Skills:

· 10 years of field and industry knowledge, with experience running/managing ground up, multifamily construction projects.

· Expert level proficiency in constructability, design, budgets and pre-construction process including:

· All construction types (1,2,3,4,5)

· Fire rated assemblies

· ADA requirements

· Fire suppression requirements

· Mass grading and civil design, including understanding of staking Slope degrees/percentages and corresponding grades

· Proficiency at industry cost standards, analysis of scopes of work, job implementation, and plan review(s).

· A keen eye for detail, ensuring every aspect of a project is up to Guardian Capital's gold standard.

· Stellar work ethic that resonates with our company's ethos.

· A proclivity for continuous learning and skill enhancement.

· Resilience and adaptability, with a proven ability to thrive under pressure.

· OSHA 30 certification preferable with an exceptional understanding of safety requirements

· Ability to potentially drive up to 4hrs a day, and have a reliable vehicle, truck and 4-wheel drive preferable.

· Proficient in scheduling software such as Premavara P6, Microsoft Project, and similar systems. Also proficient in Blue Beam, MS Excel, Word, Outlook, PowerPoint and Procore.

· May be required to oversee multiple projects simultaneously and have quick discernment between projects.

Education / Training / Experience Required:

· Bachelor’s Degree in construction management, engineering, architecture or related field.

· 10 years of field and industry knowledge, with experience running/managing ground up, multifamily construction projects.

· Executive presence, communication and leadership.
