POSITION: Maintenance Technician

LOCATION: La Conner, WA

REPORTS TO: General Manager

Job Overview: The Maintenance Technician is a vital team member responsible for ensuring the optimal condition and appearance of building exteriors, property grounds, and all furniture, fixtures, and equipment. This role is essential for maintaining and enhancing both the interiors and exteriors of our property.

Key Responsibilities:

Property Maintenance:

  • Maintain the overall condition of all property aspects, including daily maintenance, cleaning, and scheduled preventative work.
  • Collaborate with Property Management, the General Manager, and other stakeholders to address maintenance priorities.
  • Perform all duties with exceptional care and genuine guest service, upholding our company standards and culture.

Repair and Diagnostics:

  • Diagnose, oversee, and execute projects related to electrical, plumbing, and HVAC systems.
  • Skillfully repair drywall, paint, carpentry, carpeting, grout, caulking, tile work, and other areas typical of the facilities.

Responsibilities and Essential Functions:

Property Inspections and Safety:

  • Inspect the property daily, identify deficiencies in safety and condition, and plan and execute remedial actions as appropriate.
  • Prioritize work orders based on safety, owner/guest impact, cost, and other criteria as defined by the management team.
  • Use good judgment in procuring parts, tools, and supplies for day-to-day work.
  • Keep detailed records of maintenance activities, repairs, and inspections.
  • General Repairs and Maintenance:
  • Expertly repair drywall and related texturing, complete general interior and exterior painting, caulking, furniture, and other general repairs.
  • Reach high areas to replace light bulbs, smoke alarm batteries, and make ceiling repairs.

Electrical, Plumbing, and HVAC:

  • Familiar with electric HVAC systems and related components.
  • Identify, diagnose, and execute repairs and ongoing maintenance tasks, including home appliance maintenance.

Landscaping and Groundskeeping:

  • Perform landscaping tasks such as mowing, edging, sweeping, and shoveling snow.
  • Occasionally dig holes or perform light trenching to repair fence posts or access irrigation lines.
  • Manage standard landscaping irrigation systems, diagnosing leaks, replacing sprinkler nozzles and valves, and programming related timers.
  • Maintain healthy foliage by researching, consulting professionals, and implementing care plans.

Preventative Maintenance Program:

  • Manage the preventative maintenance program, including scheduling fire suppression equipment testing, replacing HVAC filters and batteries, and scheduling work by professionals.

Special Projects and Vendor Management:

  • Carry out special projects involving the planning and execution of facility or ground improvements within approved timeframes and budgets.
  • Work well with vendors, conducting oneself professionally, obtaining multiple bids for required work, and supervising vendor work to ensure quality and value.

Miscellaneous:

  • Be resourceful in using space, securing and safeguarding business property, and assisting the management team in implementing safety procedures and protocols.
  • Possess reliable transportation for procuring or transporting property supplies, equipment, and laundry.
  • Use modern computer technology and software to track, record, request, and provide information.
  • Demonstrate good time management skills to meet or exceed labor, project deadlines, and other requirements.
  • Work positively with other employees, using good communication practices, collaboration, and teamwork.
  • Function with a continuous improvement mindset, identifying areas to enhance safety, condition, and the owner/guest experience.
  • Availability to work a varied schedule, often including weekends and holidays.

Education and Experience:

  • High School Diploma, secondary education, or technical training certification.
  • At least 1-2 years’ experience performing a healthy mix of the above-stated essential functions.
  • Previous experience in a similar property, hotel, resort, or other similar-sized complexity is preferred.
  • Fluent in English for vendor engagements and communication with guests.
