Contract Maintenance Manager
The Contract Maintenance Manager (CMM) will execute, lead, and coordinate day-to-day Manager Operations and Maintenance (O&M) activities at the assigned job site under the guidance of the Facility Project Manager in adherence to contractual objectives. The position supervises and coordinates activities of skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings, and grounds at the assigned job sites.
Supervisory Responsibilities:
The CMM will have direct responsibility for the compliance with the Site-Specific Safety Plan and Quality Control Plan
The CMM will understand and be knowledgeable about NFPA and OSHA codes and standards
Execute objectives of the operation, maintenance, and repairs of all installed building equipment covered under the scope of the contract including supervision of all assigned Building Engineers at every site.
Solicits cost proposals for various projects including the performance of quality inspections following project completions done by subcontractors.
Assist in recruitment, interviews, hires, and training.
Oversees the daily workflow of the department.
Assist with constructive and timely performance evaluation
Assist with all discipline and termination of employees in accordance with company policy.
Oversee medical facility operations, including the supervision of a workforce responsible for operations, maintenance, and repair of all facility systems and subsystems and selected equipment typically found in a medical facility (i.e., hospitals, clinics)
Take reasonable care for the Health and Safety of yourself and other persons who may be affected by your actions or omissions
Observe and comply with company's Health, Safety, and Environmental Policies at all times
Conform to all Safety Instructions given by those with a higher responsibility for Health and Safety
Report all hazards, potential hazards or dangerous situations, including damaged or mislaid personal protective equipment to your supervisor or Safety Representative
Report Environmental impacts, anything that results in a change to the Environment
Participate in the achievement of Valiant's QHSE objectives and targets, both those at departmental and company level
Duties/Responsibilities:
Assist with O&M Management administration functions, handling a variety of actions and problems relating to the assigned contract(s)
Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades, and crafts.
Responsible for scheduling and completion of work
Manages and commits contract resources; monitors budgets on assigned contracts.
Responsible for safety of all personnel on the job, including sub-personnel, compliance with environmental standards, and quality of work performed.
Conducts training of staff, as well as safety meetings and briefings
Maintain relationship with labor union contacts and determine how to handle grievances.
Research and address customer and employee complaints and prepare customer correspondence concerning commitments, modifications, and change orders.
Qualifications
Familiar with the various codes and standards applicable to the O&M tasks covered by the PWS, TJC, NFPA, EPA, and OSHA codes and standards
Excellent communication skills and a sense of urgency to meet deadlines
Strong ability to plan, organize and direct associates to meet goals and objectives
An active leader regarding client communicate and Valiant programs and services related to the contract
Demonstrated experience in motivating and developing a team
Preferably be proficient in the use of the Facility Module of the Defense Medical Logistics Support System (DMLSS-FM), or capable of being trained within six months of hire
Progressive operations management experience in the healthcare contracting industry Strong organizational skills
Good computer literacy
Basic mechanical knowledge
Excellent oral and written communication skills
Working knowledge of P&L's and budgets
Must be able to read, write, speak, and understand English
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations
Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public
Ability to work with mathematical concepts such as probability and statistical inference
Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
