Job Description
We are looking for a Property Manager at one of our newest lease-up, Park View Greer in Greer, SC! (257-unit luxury community)
Responsibilities include:
· Carrying out all duties and responsibilities assigned by the Senior Property Manager and Area Manager including mentoring, training, and leading the on-site team.
· Promote a positive and proactive approach to resident relations and service.
· Create and maintain a positive environment for residents that includes providing services and planning and hosting resident events.
·Assist leasing team in touring prospective residents, qualify them by their needs, and input their information into the computer on a guest card.
· Walk and inspect amenities, tour route, and ready vacant units on a daily basis confirming all is ready.
· Qualify prospective residents; verify applications, credit information and previous rental history. Prepare lease and move-in documentation and all related paperwork.
· Collect all rental payments and fees due at move-in.
· Assist in the planning and hosting of resident events and marketing initiatives.
· Maintain knowledge of the apartment marketplace through regular competitive property visits and inspections.
· Assist in the marketing of available apartments by updating digital, print, and other marketing material. This includes community outreach marketing.
· Prepare and implement a marketing plan for the property each year. Develop and implement resident retention, marketing and advertising program.
· Prepare annual operating budget; submit regular reports on property status such as variance and occupancy reports.
· Complete Deposit Accounting for past resident move-outs and cancelled/denied applicants in a timely manner and per lease stipulations.
· Generate lease renewal proposals and offers according to budgeted renewal increase parameters.
· Complete payables in Yardi, which includes coding and approving invoices in a timely fashion and as directed by supervisor.
Background:
· Experience with Yardi, RENTCafe and RENTCafe CRM strongly preferred.
· Background in apartment industry required with at least 1-3 years of experience as a Property Manager and 1-3 years of Lease-Up experience.
