Property Manager
Wave Property Management is looking for an “A” player to join our Team! We have
multi-family properties from Mountain Home to Caldwell, including mobile home parks
and apartment complexes as well as single family homes and commercial properties
throughout the Valley.
To be successful as a Property Manager you should have excellent organizational and
interpersonal skills, balance the needs of property owners with those of tenants, and
achieve occupancy and rental goals. Top applicants are proficient multitaskers,
organized, have strong people skills, and distinguished conflict resolution skills.
Property Manager Responsibilities:
 Maintaining high occupancy, low turnover, and low delinquency.
 Meeting potential tenants, showing them the property, and assessing their
applications in accordance with anti-discrimination laws.
 Creating and distributing marketing materials to attract new tenants. Advertising
vacancies. Performing market rent analysis. Updating and maintaining social
media and website.
 Investigating and resolving property complaints and rental violations.
 Managing resident accounts, rent collections, and tenant notices. Facilitating
Move-In and Move-Outs. Visiting properties weekly. Collecting power meter
readings. Generating monthly Owed-from-Tenant-to-Park Statements. Creating
quarterly newsletter.
 Inspecting properties and communicating with Maintenance for repairs and new
materials as required.
 Recording and updating details of prospective and existing residents,
maintaining, and storing documentation effectively.
 Exercising common sense, good judgment, and consistency in day-to-day
contact with tenants and prospective applicants and in other business-related
matters.
Property Manager Requirements:
 High School diploma, GED, or suitable alternative.
 Bilingual a plus
 Minimum of 2 years of prior experience in multifamily residential property
management preferred.
 Proficient knowledge of property management principles; working knowledge of
industry standards and federal, state, and local laws pertaining to property
management a plus.
 Valid driver’s license and own reliable transport.
 Strong organizational, multitasking, and time management skills.
 Excellent communication skills, both verbal and written; including conflict
resolution skills.
 Proficiency in G-Suite applications and AppFolio are a plus.
 Available to work extended hours and occasional weekends.
