PRIMARY REQUIREMENTS

• Conduct periodic home visits with the trades to evaluate their work and provide constructive feedback for improved quality if needed.
• Research and provide feedback regarding the addition or release of trades.
• Discuss any need for plan modifications with Heritage Homes SS and Design department and ensure they get implemented.
• Attend all company Huddle meeting.
• Manage the construction of the home from the start to finish.
• Home is completed by the Orientation or 5 days before closing.
• Per company policy, 60-day confirmation was provided to the home buyer.
• The home closes on time (delays due to bank, title company, or homeowner is excluded)
• Successful Orientation and Home Closing Report, with less than 5 items remaining from home orientation list.
• Conduct a Framing Inspection of homes using the Heritage Homes Inspection Form and filing of the Inspection Form onto the Heritage Homes Share Drive
• Manage schedule of all assigned homes under construction and communicate effectively with trades and vendors to ensure deadlines are met.
• Accountable to ensure measures are being taken to create a safe and clean jobsite, both inside and outside the home.
• Monitor the jobs and jobsite, track all trade deficiencies, and provide oversight and guidance to all trades as needed to complete projects as defined by Heritage Homes policies and procedures.
• Maintain communication with the Senior Superintendent regarding job progress, always update and properly communicate construction schedule to completion, ensure all jobs have safety measures in place before inclement weather, and any other concerns.
• Ensure all areas of the company's OSHA requirements are maintained and always met.
• Ensure all change orders or changes to the original plans are implemented in a timely and efficient manner.
• Ensure all homes are complete and clean at the time of the Orientation or 5 working days before the scheduled closing for a Spec home.
• Complete an Inspection Preview with the HomeCare Manager and complete all items listed prior to the Orientation.
• Complete all orientation issues prior to closing. Any seasonal or backordered items are excluded but must be fully communicated to the HomeCare Manager prior to closing, per company policy and procedure.
• Monitor quality of work performed by trades, reporting any required changes or additions immediately to the SS for evaluation.
• All structural issues after completion of the home are the Superintendent responsibility to correct in a timely fashion at no charge to Heritage Homes (i.e., charge back). All issues are to be discussed with the SCS and make sure the issue is resolved and fixed with the design department if necessary.
• Attend pre-construction meetings with project coordinator, designer and managers for assigned homes.
• Approve all change orders BEFORE work is complete and issue a VPO. ALL VPO are to be negotiated.
• Confirm grading, rough and final, is within plan specifications and city grade stakes.
• Completion of incident reports and filing reports in the Heritage Homes H-drive file and provide a hard copy to the Executive Assistant for filing.
• Ensure EPA requirements are managed.
• Make necessary changes on site to ensure quality construction. If there is a plan change, communicate the change with the customer and SS and get them to sign off on the change through the CustomerCare Manager.
