Partnership HealthPlan of California is Hiring a Property Manager Near Fairfield, CA

Overview

The Property Manager will oversee and manage daily operations of all tenant occupied properties owned by Partnership HealthPlan of California. This includes the coordination of building maintenance and repairs, tenant issues, rent collection and all aspects of client and tenant satisfaction.

Responsibilities

  • Accomplishes financial objectives by collecting rents, paying bills, schedulingexpenditures, and initiating corrective action.
  • Maintains property by investigating and resolving tenant complaints, enforcing rules ofoccupancy and inspecting vacant units.
  • Coordinates repairs, janitorial services, and all exterior building and landscape services.Maintains building systems including HVAC, Plumbing and Electrica, by contracting formaintenance services and supervising repairs in a timely manner.
  • Works with landlord’s brokers to attract tenants by advertising vacancies, obtainingreferrals from current tenants, explaining advantages of location and services, andshowing units.
  • Coordinates the finalization of all leases including the collection of security deposits andestablishing lessee contacts.
  • Oversees the security of properties by obtaining bids for services, oversight of any badgeoperated security system, establishing and enforcing precautionary policies andprocedures, and responding to emergencies.
  • Enforces occupancy policies and procedures by confronting violators and/or alertingauthorities.
  • Prepares reports by collecting, analyzing, and summarizing data and trends.
  • Provides leadership to any team members, offering outstanding customer service to bothtenants and owner, while managing a commercial portfolio.
  • Handles all service calls, complaints, requests and emergency situations, keeping ownerinformed at all times.
  • Carries out the policies of Partnership HealthPlan relative to the standard of operation,quality of service and any other matters affecting the management of the Property.
  • Reviews and submits, within five (5) business days of receipt, any billings or invoicesrelated to buildings.
  • Upon written approval by Partnership leadership, makes or arranges any repairs andalterations to the Property as may be advisable or necessary.
  • Supervises any subcontractors hired by Partnership who are performing work at Property.
  • Reviews, investigates and communicates to owner any invoice or tax bill received from atenant within five (5) days of receipt.

Secondary Duties and Responsibilities

  • Travels to all Partnership owned properties that are tenant occupied will be required.
  • Assists in special projects as needed or other duties as assigned.
  • Keeps detailed records of transactions, complaints, invoices etc related to themanagement of Property.
  • Complies with all laws, orders and regulations of federal, state, county and municipalauthorities and with any direction of any public officer or officers acting pursuant to law,however, no expenditures shall be made without prior consent of Partnership.

Qualifications

Education and Experience

Bachelor’s degree or minimum of 10 (ten) years’ experience in realestate/sales or property management required. Certification as aProperty Manager required. Valid real estate agent preferred.

Special Skills, Licenses and Certifications

Working knowledge of MS Windows. Knowledge of MS Word,Publisher, Excel, Visio, and office management software preferred.Typing 40 wpm. Valid California driver’s license and proof of currentautomobile insurance compliant with Partnership policy are required tooperate a vehicle and travel for company business. Bilingual skills inSpanish, Russian or Tagalog may be preferred. Familiarity withapplicable local, state, and federal laws and regulations.

Performance Based Competencies

Proficient in communicating effectively, reading and followinginstructions accurately. Excellent organizational skills with ability towork on multiple projects and assignments simultaneously. Mustmaintain confidentiality and handle sensitive issues with tact anddiplomacy. Good grasp of grammar and letter writing skills a must.

Work Environment And Physical Demands

Ability to use a computer keyboard. More than 40% of work time maybe spent in front of a computer monitor. When required, ability tomove, carry, or lift objects of varying sizes, weighing up to 25 lbs.Able to travel occasionally to various Partnership owned buildings.

HIRING RANGE:

 $91,163.24 - $118,514.23
