Property Manager
Caribou, ME – FT/Days – Temp-to-Hire Opportunity
Job Description:
Immediate opening for a full-time Property Manager in Caribou! Great daytime schedule with competitive pay and benefits. Excellent opportunity for an individual with property management background and working knowledge of HUD and/or LIHTC requirements. Full-Time/Days; 8:00 AM – 5:00 PM, Monday through Friday with some on-call availability required. $22.00 - $25.00/hr. with benefits: paid holidays, accrued PTO, 401k, HSA, and medical, dental, and vision insurance.
The Property Manager will oversee the daily operations and management of multiple real estate properties in the Caribou area. Employee will focus on community management, resident retention/relations, property upkeep, and financial operations. Ideal candidate will have strong customer service skills, be detailed and task oriented, and familiar with local housing rental practices and regulations.
Responsibilities:
  • Conduct routine property inspections and make arrangements for upgrades or repairs as needed.
  • Advertise and conduct showings of units available for rent.
  • Review potential tenants, assessing their applications in accordance with anti-discrimination laws.
  • Review and approve lease signings.
  • Collect rent and property fees from tenants.
  • Investigate and resolve property complaints and rental violations.
  • Review and administer payment for all property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs.
  • Report the property’s financial status, occupancy, and expiring leases to property owners.
  • Arrange and oversee contracts for maintenance, trash removal, landscaping, security and other ongoing services.
Job Requirements:
  • High school diploma or equivalent education. Degree in Business Administration or related field strongly preferred.
  • At least two years of professional experience in property management roles.
  • Strong computer literacy; must be proficient in Microsoft Office (Word, Outlook, and Excel). Previous experience with Yardi helpful.
  • Good written and verbal communication; professional customer service attitude towards tenants and prospective renters a must.
  • Familiarity with HUD/LIHTC/Tax Credit regulations strongly valued.
Schedule: Full-Time/Days; 8:00 AM – 5:00 PM, Monday through Friday with some on-call availability required.
Pay: $22.00 - $25.00/hr. with benefits: paid holidays, accrued PTO, 401k, HSA, and medical, dental and vision insurance.
