Job Overview:

We are seeking a dynamic and experienced Property Manager to oversee the day-to-day operations of our self-storage facility. The ideal candidate will be responsible for ensuring the smooth functioning of the property, maintaining high occupancy rates, delivering outstanding customer service, and maximizing revenue.

Responsibilities:

1. Property Operations Management:

- Oversee all aspects of property operations, including leasing, customer service, maintenance, and security.

- Implement and enforce company policies and procedures to ensure efficient operations and compliance with industry regulations.

- Conduct regular property inspections to assess cleanliness, safety, and maintenance requirements.

- Coordinate repairs, maintenance, and landscaping activities to uphold property standards and curb appeal.

- Monitor and manage inventory levels of supplies and equipment necessary for daily operations.

2. Leasing and Sales:

- Handle all aspects of the leasing process, including inquiries, rental agreements, and move-ins/move-outs.

- Conduct property tours to showcase available units and highlight features and benefits.

- Utilize effective sales techniques to maximize occupancy rates and achieve revenue targets.

- Implement marketing strategies to attract new customers and retain existing ones, such as online advertising, signage, and promotional events.

- Maintain accurate records of rental transactions, customer information, and unit availability.

3. Customer Service Excellence:

- Provide exceptional customer service to tenants, addressing inquiries, concerns, and complaints promptly and professionally.

- Build and maintain strong relationships with tenants through regular communication and personalized assistance.

- Anticipate and respond to tenant needs to enhance satisfaction and loyalty.

- Resolve conflicts and disputes effectively, seeking mutually beneficial solutions whenever possible.

4. Financial Management:

- Manage rental rates, discounts, and promotions to optimize revenue while remaining competitive in the market.

- Monitor and analyze financial performance metrics, such as occupancy rates, rental income, and expenses.

- Prepare and manage budgets, forecasts, and financial reports in collaboration with senior management.

- Implement cost-saving measures and revenue enhancement initiatives to improve profitability.

5. Security and Safety:

- Implement and enforce security protocols to safeguard the property and tenants' belongings.

- Conduct regular security checks and inspections to identify and address potential risks or vulnerabilities.

- Collaborate with law enforcement and security agencies as needed to ensure the safety and security of the facility.

- Provide guidance and assistance to tenants regarding security procedures and best practices.

Qualifications:

- High school diploma or equivalent

- Minimum of 2 years of experience in property management, preferably in the self-storage industry.

- Strong knowledge of property management principles, leasing practices, and customer service standards.

- Excellent communication, interpersonal, and negotiation skills.

- Proficiency in computer software applications, including property management software (e.g., Yardi, SiteLink).

- Ability to multitask, prioritize tasks, and work effectively in a fast-paced environment.

- Strong problem-solving skills and attention to detail.

- Valid driver's license and reliable transportation.
