Role:
As the Property Manager for Painstop Spine Clinic, you will play a crucial role in maintaining the excellence of our facilities and ensuring a high standard of service for our tenants. You will be responsible for the day-to-day operations, including property maintenance, tenant relations, financial management, and capital improvement projects, thereby contributing to the clinic's mission of providing exceptional care in a well-maintained environment.
Key Responsibilities:
1. Property Maintenance and Inspections:
· Conduct regular inspections of all properties to ensure they are well-maintained and meet safety standards.
· Recommend and approve necessary alterations, maintenance, and reconditioning.
2. Vendor and Contractor Coordination:
· Work hands-on with contractors, tenants, third-party property management, and accountants.
· Supervise and coordinate vendor services to ensure quality and timely completion of work, including contract negotiation.
3. Tenant Management:
· Market and lease properties at the owner's discretion.
· Qualify and show spaces to prospective tenants.
· Arrange new leases and lease renewals.
· Coordinate tenant move-ins and move-outs, including conducting "walk-throughs" with tenants and the tenant improvement department.
4. Capital Improvement and Renovation Projects:
· Assist in developing and monitoring capital improvement and renovation projects.
· Ensure projects enhance property maintenance and competitive positioning.
5. Financial Management:
· Collect rent and pay expenses in accordance with lease terms.
· Prepare all required legal notices and coordinate legal actions as needed.
· Develop and control annual budgets for operating and capital expenses.
· Forecast management plans and prepare monthly performance reports, explaining variances.
Qualifications
· Bachelor's degree (BA/BS) from four-year college or university and a minimum of 2 years of commercial property management.
· Ability to execute “best in class” building operations, with a strong technical understanding of mechanical, electrical and plumbing (MEP) systems.
· Intermediate to sophisticated skills with Microsoft Office Suite
· Excellent written and verbal skills; ability to efficiently present information. Strong interpersonal and analytical skills.
· Requires proficient knowledge of financial terms and principles. Ability to conduct detailed financial analysis.
· Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.
