GENERAL PURPOSE OF THE JOB:
Maintain assigned office building in Madison, WI in a class A manner and provide exemplary customer service to tenants.

EDUCATION AND/OR EXPERIENCE:
Technical training or two plus years of related experience and/or training, or equivalent combination of education and experience.
LANGUAGE SKILLS:
Ability to read, analyze, and interpret procedure manuals, technical procedures, government regulations and business correspondence. Ability to write e-mails, basic reports, and technical procedures. Ability to effectively communicate information and respond to questions from colleagues, employees, tenants and contractors.
MATHEMATICAL SKILLS:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area. Ability to apply concepts of basic algebra and geometry. Understanding of physics involved in systems pressures: air volumes, fluids.
REASONING ABILITY:
Ability to solve practical problems and deal with a variety of variables. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

The employee is occasionally required to smell odors signaling potential problems. The employee is regularly required to lift up to 25 pounds and occasionally to lift more than 100 pounds. Some typical job duties related to the physical demands include: hauling tools and equipment, inspection of equipment, lifting electric motors, pumps and general equipment.
WORK ENVIRONMENT:

The employee is required regularly to work near moving mechanical parts, work in high, precarious places; and work in outdoor weather conditions. The employee is occasionally required to work in wet or humid, extreme cold or heat conditions; work around fumes or
airborne particles; with toxic or caustic chemicals, with vibration; and with the risk of electrical shock. Some typical job duties related to the work environment include snow removal, roof repairs, roof-top equipment repairs, working in machinery rooms. The noise level in the work environment is usually moderate.
OTHER REQUIREMENTS:
Availability for on-call rotation of approximately one week per every five-week period. Available 24x7 during that on-call period in order to respond to emergency situations.
