Commercial Construction Superintendent

Atlanta based Development & Construction firm seeking superintendents to handle commercial renovations & ground up new construction. Project sizes $1M-$5M

Education and Experience

Minimum of five years in commercial ground up construction. Thorough knowledge of Site development, Shell & Interior Construction. Ability to read and interpret construction drawings, details, and specifications. Ability to author routine reports and correspondence. Ability to speak effectively before groups of customers, subcontractors, vendors, or employees of the organization. Safety and quality control oversight.

Essential Functions / Major Responsibilities of Superintendent

• Assist in sourcing subcontractors and trade workers.
• Coordinate job-site setup.
• Coordinate site/building layout.
• Coordinate labor for self-performing activities.
• Coordinate self-performed materials & labor.
• Assist with the scheduling of subcontractors, consultants, and vendors (materials) to ensure timely completion.
• Perform quality control duties and responsibilities regarding the work being performed.
• Ensure that subcontractor is fully executing and complying with his contracted scope of work.
• Coordinate required inspections with local jurisdictions.
• Identify subcontractor non-compliance with safety, health, and environmental quality standards.
• Identify conflicts in construction progress and communicate them to the project team for resolution.
• Maintain daily log (written) of activities on the jobsite.
• Ensure subcontractor has corrected all deficiencies identified by project team.
• Walk project site daily to monitor activities and assist in future planning.
• Preside over weekly subcontractor meetings designed to coordinate the work.
• Issue notices of non-compliance to subcontractors regarding quality of work or scheduling.
• Ensure that the job site is always kept in a clean and organized manner.
• Perform job progress and completion punch list identification and completion.
• Gather project material submittals and maintain records of approvals at the job-site.
• Identify areas of work that are outside of the subcontracted scope.
• Preside over a pre-construction meeting with each subcontractor.
• Opening the job site at the beginning of the day and securing the job site at the end of the day.
• Maintain As Built plans throughout the project.

Benefits

$80-105K compensation package plus a project bonus for completing the project on time and on budget. Auto, Health Insurance, 401k. Pay commensurate with experience.
