Description
Position: Project Manager

Centraire Heating, Air Conditioning and Plumbing, LLC., a leading union
Mechanical and Plumbing contractor serving commercial and residential clients in
Minnesota since 1967, is expanding our team of talented professionals. We are currently seeking well-qualified candidates to join our dynamic team as a Project
Manager. Looking for an individual with excellent communication skills and an aggressive growth mindset who can manage the execution of $5-6m in commercial projects annually. A successful Project Manager candidate will have a strong background in mechanical construction project management and field leadership
(foreman/superintendent).

Responsibilities:

  • Manage $5-6M of commercial projects annually
  • Responsible for all aspects of project execution (project start-up to close out) and accountable for delivering projects on-time, on budget and to high standards of quality.
  • Project startup: reviews estimate and scope in detail with pre-construction (estimation team) and conducts a project kick-off meeting with field leadership (foreman and superintendents) and pre-construction.
  • Purchasing: issues purchase orders for equipment, materials and subcontractors in a timely manner that does not jeopardize the project schedule.
  • Scheduling: develops a plan for what is to be done, what resources are required and when; coordinates with field superintendents / the client / general contractors / subcontractors to meet timetables for completion of work. Ensures subcontractors have been scheduled to complete their activities as required by the scope of work.
  • Managing change orders: works with client / general contractor to adjust new information or additional scope of work that becomes a change order. Ensure field foreman understands original scope of work so changes in scope can be addressed and brought to the attention of the project manager.
  • Managing labor productivity: manages trade superintendents and foreman to ensure the correct number of workers and the level of expertise required for each project is provided. Keeps labor projection sheet updated to allow field superintendents/foreman to plan their resources and holds foreman/superintendents accountable to labor hour budgets.
  • Managing quality: ensures that labor and materials meet the specifications of the client; this would include site visits, reviewing drawings and specifications as well as maintaining effective communications with the client.
  • Project forecasts: updates contract amount and projected cost to complete on a monthly basis to reflect the impacts of change orders and actual/anticipated cost variances to estimates.
  • Project closeout: prepares final as built-drawings, develops operation and maintenance manuals, establishes warranty dates, completes punch list items and collects final billings.
  • Managing billing: ensure timely billing in accordance with the schedule of values.
  • Accounting: submits purchase orders and subcontract agreements to accounting in a timely manner and follows up with unapproved invoices when required.

Qualifications:

  • Minimum of 5 years successful Project Management experience in the commercial HVAC/Mechanical space.
  • Sheetmetal or Pipefitting foreman or superintendent experience strongly preferred.
  • Estimating experience is a plus.
  • Strong written and verbal communication skills
  • Technical knowledge and basic engineering ability with an understanding of design of Mechanical, Plumbing and HVAC systems.
  • Experience performing quantity takeoff and pricing of piping and sheet metal.
  • Proficient in Microsoft Office Suite (Outlook, Word, and Excel).
  • Knowledge of project management and estimating software programs.

Education

  • Preferred
  • Associates or better in Management.
