Hutkin Development Company is Hiring a Commercial Maintenance Technician Near St. Louis, MO

CPS Commercial Property Services Inc. (CPS), the affiliated maintenance company of Hutkin Development Company, is looking for an experienced candidate to fulfill the duties and responsibilities of Maintenance Technician in the Company’s Construction and Maintenance Company.

This role plays a crucial role in ensuring the company’s high standard of property and tenant conditions and maintenance of commercial properties managed by HDC.

This position involves a diverse range of responsibilities, including troubleshooting, repairs, and preventive maintenance tasks. The goal is to uphold the property's functionality, safety, and aesthetic appeal while providing efficient and timely support to tenants and property management.

Key Responsibilities (but not limited to):

1. Property Maintenance:

  • Conduct routine inspections of commercial properties to identify maintenance and repair needs.
  • Assist in planning and executing preventive maintenance programs.
  • Coordinate and oversee repairs, renovations, and maintenance projects as needed.

2. Recordkeeping and Documentation:

  • Maintain accurate records of maintenance activities, including work orders, equipment maintenance logs, and inventory.
  • Assist in maintaining a database of vendors and contractors for various maintenance services.

3. Safety and Compliance:

  • Ensure that maintenance activities adhere to safety guidelines and regulatory requirements.
  • Assist in conducting safety training for maintenance staff.
  • Report and address any safety concerns promptly.

4. Tenant and Client Relations:

  • Interact with tenants and clients in a professional and customer-friendly manner.
  • Address maintenance-related inquiries and concerns promptly and effectively.
  • Maintain a positive working relationship with tenants to foster tenant satisfaction.

5. Inventory Management:

  • Assist in monitoring and managing inventory levels of maintenance supplies and equipment.
  • Coordinate the procurement of necessary materials and supplies for maintenance tasks.

6. Emergency Response:

  • Be available for after-hours emergency response as needed.
  • Assist in developing and implementing emergency preparedness plans.

7. Groundskeeping:

  • Perform exterior maintenance tasks, including landscaping, snow removal, and parking lot maintenance.
  • Ensure the property's curb appeal by addressing any landscaping or exterior cleanliness issues.

8. Collaboration:

  • Collaborate with property management, fellow maintenance technicians, and external contractors to execute maintenance plans effectively.
  • Communicate effectively with other property staff and management to ensure a cohesive and well-functioning team.

Job Requirements Include:

  • High school diploma or equivalent; bachelor's degree or relevant certifications in facility management or a related field is a plus.
  • Previous experience in property maintenance or a similar role is a must.
  • Strong leadership and supervisory skills.
  • Excellent problem-solving and decision-making abilities.
  • Knowledge of building systems, plumbing, and electrical systems.
  • Familiarity with maintenance software and tools.
  • Good communication and interpersonal skills.
  • Ability to work independently and as part of a team.
  • Attention to detail and strong organizational skills.
  • Knowledge of safety regulations and practices.
  • Valid driver's license and reliable transportation.
  • Applicant will be required to pass a MVR (Motor Vehicle Record) review conducted by our insurance company prior to being hired.
