LUMA Property Group is seeking an experienced Maintenance Technician at Forest Hills Apartments in Brunswick, OH. Job Requirements:

• Perform maintenance and repair services for the property
• A positive attitude and the ability to work well with others
• Provide good customer service
• Follow the instructions of the Property Manager and prioritize work accordingly
• Fill out appropriate paperwork as necessary (work orders, purchase orders, etc.)
• Suite preparation as units vacate
• Assist with grounds keeping
• Respond to requests for maintenance including plumbing, HVAC, and electrical repairs
• Employee will have on call duties

Overview:
We are seeking a skilled Maintenance Technician to join our team. As a Maintenance Technician, you will be responsible for ensuring the proper functioning and maintenance of our facilities and equipment. This is a hands-on role that requires strong technical skills and the ability to troubleshoot and repair various systems.

Duties:
- Perform routine maintenance tasks, including inspecting, cleaning, and repairing equipment
- Troubleshoot and diagnose issues with machinery, electrical systems, plumbing, and HVAC
- Conduct regular inspections to identify potential problems and address them proactively
- Respond to maintenance requests in a timely manner to minimize downtime
- Maintain accurate records of maintenance activities using a computerized maintenance management system (CMMS)
- Coordinate with external contractors for specialized repairs or installations
- Assist with facility improvements and renovations as needed
- Ensure compliance with safety regulations and maintain a safe working environment

Qualifications:
- High school diploma or equivalent
- Proven experience in facilities maintenance or a related field
- Strong knowledge of mechanical, electrical, plumbing, and HVAC systems
- Proficiency in reading and interpreting schematics and technical manuals
- Basic welding skills preferred
- Familiarity with computerized maintenance management systems (CMMS)
- Excellent problem-solving skills and attention to detail
- Ability to work independently and prioritize tasks effectively
- Strong communication and customer service skills
- Fluent in English (both written and verbal)
