Position: Onsite Leasing Coordinator
Purpose: Act as a representative of SVN | Second Story to make our residents feel at home. You will be responsible for creating a positive experience from the moment a lead comes in, throughout a resident's time living in the community, to the time they move out. You are also responsible for maintaining healthy occupancy levels and contributing to a positive property owner experience as well.
Reports to: Onsite Property Manager

Duties:
● Understand and embody the SVN | Second Story mission and core values
● Receive, review and respond to all internal and external communication in a timely manner
● Attend leasing meetings, company wide meetings, and others as required
● Promptly respond to all incoming leads and routinely follow up
● Lease and pre-lease apartments
● Monitor lease expirations and manage renewals
● Accurately market apartment availability via online platforms
● Build relationships with prospects by actively listening to their needs
● Properly document all interactions in the guest card feature and accurately record all resident information during conversion
● Stay up to date on and follow Fair Housing Laws at all times
● Guide prospects on community tours and assist in the application process
● Properly send, receive and save all documentation required prior to move in
● Keep up-to-date records on resident information (renter’s insurance, vehicle information, pet information, etc)
● Promptly enter move out notices and distribute move out information to residents
● Assist management in routine property walks and vacant unit walks
● Handle resident communications with professionalism and courtesy
● Perform routine market surveys and report finding to property manager
● Report leasing activity to management on a weekly basis
Skills Needed:
● Required: Experience in multi-family property management (2 years minimum)
● Strong attention to detail
● Strong verbal and written communication skills
● Cultivate a positive, team oriented mindset
● Ability to problem solve and think creatively
● Competency in Microsoft Office and Google Workspace
● AppFolio Property Manager software experience preferred but not required
● Physical requirements: must be able to report in person to office and walk properties, lift 30 lbs and climb stairs
Compensation Details:
● Salary position, competitive pay based on experience
● Commission on executed leases
● Full Health Benefits including health, dental, vision and HSA plan; 401K eligible after six months service
