Position Summary: This Regional Manager position oversees a selected region or group of KCN's RV campgrounds. This position manages a regional team of campground managers and their respective teams, providing direction and executing on campground planning, reviewing and ensuring budgets are understood and effectively managed, and that campgrounds are achieving industry best NPS and guest satisfaction scores. This role also actively engages, leads, and owns to completion key initiatives and projects as required by the business. Essential Duties: Essential job duties for this position include the following items. Other duties must be performed as assigned or required. General Duties:Lead designated regional campground teams to deliver expected results on key performance indicators (KPI's); including but not limited to: Gross Revenue, Gross Profit, Guest Satisfaction and Net Promoter Scores (NPS), and understanding and delivering on established budgets. Act as escalation point for your assigned region, or campgrounds, which will require spending time on site regularly at these properties on projects, team development & support, performance oversight, workforce development and management, etc. Maintain a robust candidate pipeline of managerial candidates, prospective candidates, and leading campground managers to develop a best in industry attract, hire, engage and retain strategy for each campground and overall region.Attend weekly and biweekly status calls with GM and campground managers. Gain and maintain a "real-time" understanding of general campground performance in all areas (NPS, Finance, income, etc.) and provide ongoing feedback and recommendations on how to improve and optimize each campground's performance.Participate in online and in-person training as needed. As needed and justified, attend annual franchise conventions, symposiums, trade events, associations, etc. Utilize established project management and tracking tools. As necessary, provide onsite/on call backup to Campground Managers. ***This regularly requires being on-call during the busier times of the camping season, including summer holidays and weekends. Help identify, lead, and perform onsite project work - improvements or other projects requiring additional headcount and focus to complete (new accommodations, renovations, etc.). Working knowledge of carpentry, utilities (water, sewer, electricity), construction a plus. Perform various project work - such as campground site analysis, HR systems and procedures, operational efficiency tasks to streamline and maximize returns on capital expenditures, guiding annual staffing budgets and schedules, other Critical company projects and engaging dependencies (Park ownership and Park staff), etc.Utilize various company platforms for Operations such as G-Suite, email, HR software, KOA Kampsite/eKamp, reports, budgets, etc. Park Operations:Work with Campground Managers on a regular basis to ensure efficient and effective operation of their campgrounds.Monitor and ensure proper staffing levels and campground operations are sufficient for desired guest experience, campground facility and grounds cleanliness, efficient, and cost-effective operations.Provide guidance to Campground Managers on decision making for all aspects of campground operations: employees, facilities, utilities, activities, park assets and accommodations.Establish and maintain an ongoing quality control process for employee duties to include housekeeping, grounds, maintenance, store inventory and organization.Ensure policies and procedures are in place and adhered to for campground equipment and its maintenance such as mowers, tools, appliances, washers/dryers, etc. This applies to both campground facilities, staff housing and facilities, and guest accommodations and public facilities and recreation (pool, bathrooms, showers, recreation, etc.)Work in conjunction with other KCN Corporate team resources and operations to ensure the campground is meeting KCN standards established by the franchise agreements and KCN's policies and procedures. (Brand Quality Assurance or QA)Develop, maintain, execute, and publish, using software programs, standard R&M procedures for (but not limited to) facilities, equipment, closing and opening procedures for each campground and onsite accommodations, winterizing of campground utilities, pool, accommodations, etc. Financial:Work with GM to plan and manage key financial elements of each campground operation. This will include but not be limited to discussing establishment of revenue goals, expense budgets, and other financial elements of the operation regularly during campground operating windows.Work with the General Manager and Owners on prioritizing and approving all capital expenses, major repairs, or contract work. Lead weekly Stand-Up meetings with managers within designated region to review overall campground performance including budgets, NPS, guest reviews and status of projects or improvements in process. Meet weekly with GM to review regional and individual campground performance against established KPIs and budget targets. Staff Management:Effectively lead the regional team as the first point of contact for Campground Managers and respond appropriately and timely to questions from Campground Managers via call, text, email, or other mentions that come through the various operational software tools utilized by KCN . Thoughtfully analyze and escalate any questions or issues that require General Manager attention and/or involvement with proposed recommendation options for resolution.Coordinate with HR Specialist and utilize HR tools to maintain compliance with federal, state, and local employment laws and regulations, and recommended best practices. Support ongoing efforts to manage payroll to budget and assist Campground Managers, HR and GM in any HR/Payroll related operations and concerns. Backup GM and HR on Payroll processing if needed.Coordinate with HR Specialist to ensure employees receive proper training and are informed of approved KCN operational guidelines and desired team culture.Conduct weekly/bi-weekly status calls with General Manager and Campground Managers to provide coaching, counseling, and support. Work with KCN HR to assist Campground Managers with hiring, discipline and terminations. Work with KCN HR to assist Campground Managers with employee onboarding training modules, location specific safety and emergency training. Work with KCN HR to Implement OSHA training and protocols. Implement and track Pool training and certifications. Develop documented processes for each position to include a daily/weekly/monthly/annual checklist and update each year. Assist Campground Managers on implementation of staff and safety training. Sales & Marketing:Provide recommendations to KCN marketing team on campground website content, coordinate photography for professional photo shoots, engage in marketing campaigns and KCN marketing initiatives. Work with KCN retail team to provide sales training, feedback on what is hot, and what is not and/or recommendations to optimize revenue and margin generation from stores. Participate in future Point of Sale (POS) and inventory management initiatives.Participate in brainstorming sessions for marketing campaigns and initiatives. Repairs & Maintenance ("R&M") and Capital Improvement Projects ("CAPEX"):Assist General Manager and Campground Managers with identifying and prioritizing R&M project plans.Monitor and execute R&M projects, ensure R&M project budgets are managed and adhered to. Assist Campground Managers in identifying which bid to accept when a R&M project requires multiple bids. Work on and assist Campground Managers with CAPEX projects at each location as needed.Work with GM and Campground Managers to develop and maintain a prioritized list of CAPEX projects at each park.Coordinate and manage 3rd party contractors, including soliciting, reviewing, and negotiating bids from contractors for CAPEX projects as required on CAPEX projects. Work with KCN project manager when hired on overall park project plans for both new projects and larger maintenance projects.Oversee Quality Assurance to include facilitating onsite visits, use inspection results to develop plans for CAPEX projects, process improvements, etc. Ensure proper campground signage (on premise, and on local roads, highways, etc.) working with state DOT in coordination with KCN Marketing team. Other Duties may include:Work with General Manager, Campground Managers and KCN retail team to facilitate store inventory purchases and park supplies and conduct annual store inventory counts.Guest Satisfaction Reviews & Net Promoter Scores ("NPS") - Actively monitor online reviews & NPS scores & lead effort with Campground Manager input to address issues raised and minimize detractor results. Proactively contact and work with detractor to address and potentially revise the review to improve the score result when possible.Assist General Manager and Campground Managers with goals/step-by-step plans to increase NPS and guest satisfaction when/as needed. Help Campground Managers develop solid working relationships with key vendors, local government, Chamber of Commerce, local charities and Care Camps along with other key partners for each park.Ensure each park is compliant with operation imperatives such as CPO - pool training certification and current certification, OSHA - environment, signage, training, Labor Law posters - displayed and compliant.Work toward continuous quality improvement.Stay current with changing technology, including software and (position/industry specific) programs.Uphold, support, and promote all company policies and procedures. Supervisory Responsibilities: The Regional Manager has supervisory responsibility for the assigned Campground Managers including subordinate supervisors and staff. Qualifications: To perform this job successfully, the individual in this position must be able to perform each essential duty satisfactorily. A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
