Now hiring team members for our Maintenance Personnel – Level 3 position for KRK Management/Real Estate Solutions of Alaska!! KRK Management, LLC has been doing business in Alaska for over 30 years. We own, manage, and develop Alaskan properties.

Position requirements – All Levels:

  • Good work ethic and positive attitude.
  • Safe workplace practices! Knowledge of the occupational hazards and safety precautions of buildings, electrical or mechanical trades.
  • Ability to communicate effectively in writing and in person with staff and residents.
  • Ability to work in a team setting as well as independently.
  • Ability to keep records and reports relating to inventory of equipment and materials.
  • Provide own transportation with valid driver's license and proof of insurance.
  • Provide basic tools and be able to lift 75 pounds plus bending and twisting.
  • Pass background check.
  • Skilled in the use and care of tools and equipment employed in the building, electrical, plumbing, painting, masonry, and mechanical trades.

Tasks and Competencies – All Levels:

  • Performs general maintenance and repair work at KRK and RES managed properties.
  • Prepares empty residences for new tenants in a timely and efficient manner per KRK/RES standards.
  • Interacts with internal and external customers in a professional manner.
  • Performs interior and exterior maintenance service repairs and assesses repairs in the areas of painting, drywall, plumbing, carpentry, and electrical to buildings and equipment.
  • Cleans and services a wide variety of heating, ventilating, grounds and building related equipment.
  • Performs preventative maintenance by means of a prepared schedule.
  • Performs manual labor tasks including loading, unloading, lifting, and moving materials, furniture, supplies, and equipment.
  • Completes maintenance work orders which include tasks such as, but not limited to, painting, carpentry, plumbing, HVAC and electrical.
  • Run errands to pick up supplies.
  • Must be available to work weekends and overtime for after-hours emergency on-call service as scheduled.
  • Keeps accurate and timely records, including work orders, on call logs, snow logs and weekly timesheet reports.
  • Observes safety of grounds and properties, reports/repairs as necessary to help keep our residents safe.
  • Performs snow removal, including shoveling, plowing, chipping ice, and spreading ice melt.
  • Completes daily work orders assigned.
  • Cleans and inventories maintenance shop and company provided equipment/tools.
  • Must have reliable, insured vehicle equipped to drive in inclement weather when needed.
  • Ability to communicate effectively in writing and in person with staff and residents.
  • Ability to work in a team setting as well as independently.
  • Performs other related duties as assigned.

Maintenance Personnel – Level 3

Additional Experience, Responsibilities and Duties:

  • Four – seven years of maintenance experience required.
  • Ability to lead a team and motivate others to meet common goals.
  • Assists with the training of maintenance repairers and other maintenance staff.
  • Completes make ready inspections, create work lists, and generate detailed materials lists, and labor estimates for maintenance tasks and projects using KRK/RES procurement policy guidelines and approved budgets.
  • Adheres to KRK/RES procurement policy guidelines and approved property budgets; while generating purchase requests for materials lists for tools, equipment, and supplies.
  • Coordinates and collaborates with property managers and other property team members to complete tasks to meet property standards and approved budget.
  • Skilled in the use and care of tools and equipment employed in the building, electrical, plumbing, painting, masonry, and mechanical trades.
  • Ability to work with a diverse resident population, with heavy emphasis on customer service skills in order to effectively give information regarding grounds and building facilities.
  • Completes moderate plumbing; measures, cuts, threads and installs pipes for water line repairs.
  • Repairs floors, installs soft and ceramic tiles, and window glass.
  • Ability to make accurate estimates of time and materials required for repairs and maintenance work.
  • Ability to keep records and reports relating to inventory of equipment and material.
  • Ability to read, understand and work within approved property budget.
  • Performs skilled maintenance and repair work at a journeyman level.
  • Performs higher-level work that requires technical independence in determining work methods and procedures.
  • Takes the lead in organizing maintenance and repair projects and maintenance property teams at one or more assigned group of properties.
  • Troubleshoots and repairs household appliances without contractor interaction.
  • Makes journeyman level repairs to all types of roofing, footings and general structural repairs including stairways, cabinets, counter tops, doors, windows, and siding.
  • Performs accessibility improvements, including but not limited to compliant decks, porches, and ramps, grab bars, handrails, and interior and exterior compliant doors.
  • Prepares maintenance orders, inspects work, and ensures appropriate documentation.
  • Ability to communicate effectively in writing and in person with staff, leadership, partners, vendors/contractors and public.
  • Ability to lead a team and motivate others to meet common goals.
