Position: Maintenance Technician (Full-Time)

About Us:

Houser Enterprises, Inc. is a reputable and growing property management company that owns and manages over 300 rental units in the Iowa City / Coralville area. We are currently seeking a dedicated and motivated individual to join our team as a Full-Time Maintenance Technician.

Job Responsibilities:

As a Maintenance Technician, your primary responsibilities will include:

• Performing routine and preventative maintenance tasks to ensure the proper functioning of HVAC, plumbing, and electrical systems.
• Conducting minor painting and drywall repairs, including patching, replacing, mudding, and texturing.
• Carrying out appliance repairs and basic carpentry tasks.
• Maintaining the cleanliness and safety of the property grounds, including some light snow and ice removal.
• Assisting with unit turns by inspecting units before resident move-out, ordering materials, and preparing units for new tenants.
• Responding to and completing work orders in a timely manner, troubleshooting issues, ordering parts, or calling vendors as needed.
• Communicating with property managers, owners, and residents to provide excellent customer service and ensure satisfaction with maintenance work.
• Ensuring that all work is completed in compliance with company standards and safety regulations.

Qualifications:

• Basic knowledge of tools and repair maintenance.
• Previous experience in repair, maintenance, and/or construction is desired.
• Ability to manage workload effectively, set priorities, and handle multiple tasks.
• Strong customer service and interpersonal skills.
• Attention to detail and a proactive approach to identifying and addressing potential issues.
• Willingness to learn and thrive in a team environment.
• Physical ability to lift 50 pounds, climb ladders, and perform active work throughout the shift.
• Must have your own basic set of tools for apartment maintenance.

Skills:

• Basic Repair Skills: Proficiency in performing minor repairs, including plumbing, electrical, carpentry, and HVAC tasks.
• Problem-Solving Ability: Capability to diagnose and troubleshoot issues effectively.
• Technical Knowledge: Understanding of building systems and maintenance procedures.
• Attention to Detail: Ability to notice small issues before they become major problems.
• Time Management: Skill in prioritizing tasks and managing time efficiently.
• Communication Skills: Ability to communicate effectively with team members and residents.
• Physical Stamina: Ability to perform physically demanding tasks.

On-Call Duties:

• Participation in emergency call rotation (bonus pay for each call).

Compensation:

• Competitive hourly wage: $41,000 to $45,000 per year, based on experience.

Evaluation/Probation Period:

New full-time staff members will undergo a six-month evaluation/probation period. Successful completion of this period makes you eligible for a performance review, where we will assess your contributions, skills, and overall fit within the team. A positive review can lead to a pay raise, reflecting our commitment to recognizing and rewarding your dedication and hard work.
