Home Builder is Hiring a Custom Home Sales Manager Near Clarence, NY

Our company is one of the fastest growing home builders in Western New York. We are locally owned and privately held and are looking for an energetic and self-motivated professional to join our team.

Job Requirements:

  • Proficient in Microsoft Word, Excel & Outlook
  • Able to maintain and run manual reports for various data
  • Outstanding verbal and written communication skills
  • Previous experience using a Customer Relationship Management software program is required
  • Previous experience in new home sales is required.

General Position Summary

The Custom Sales Manager, reporting to the Director of Sales, is primarily responsible for presenting and selling the Company’s homes for anyone interested in building Custom. They are responsible for conducting all sales activities for any Off-Site Custom Homes and/or Custom Homes within neighborhoods, ensuring Custom Models are properly staffed during all hours of operation, managing the Custom Models appearance and readiness to present to prospective buyers, developing full product and process knowledge, following up with all prospects, maintaining relationships with customers throughout the homebuying process and promoting the company to the general public.

This Position will have their office located at the Natale Builders headquarters with a requirement to work, at a minimum, two weekend days each month. The weekend days may include working at Natale Builders Model open houses. This schedule is susceptible to change with notice from Natale Builders.

Specific duties of the Position:

Sales and Product Presentations

The CHSM will greet all prospective Custom Home buyers at the Natale Office or Custom Model, present the Company’s products/process in an organized and professional manner, and qualify all prospective buyers for their readiness, willingness, and ability to purchase a home. Product presentation will include a comprehensive overview presentation in the Sales Office, conducting guided tours of models as appropriate, conducting tours of “move-in-ready” homes as appropriate and of available homesites.

Presentation to Customers

The CHSM will be responsible for creating and presenting professional computerized presentations to any potential customers. Assistance may be provided by the Marketing department. It is the responsibility of the CHSM to always have the conference room or model prepared for each presentation, greet the customer at the door when they arrive, offer them any refreshments and stay with the customer until they leave the building.

Developing Neighborhood Knowledge

The CHSM will develop and maintain complete knowledge of all Natale products, including all offered home designs, features, available options, homesites (both off-site and neighborhood) and site plan information and any amenities provided oravailable. They will be able to tell the “Builder and Company History” story and provide detailed information about the municipality in which the Custom Home is located, including municipal services, schools, shopping, medical service providers, employment areas and other points of interest.

Following up with Prospects

The CHSM is responsible for repeated and assertive follow-up with all identified qualified prospects, including responding promptly to leads provided by the Company’s Online inquiries and cultivating leads on their own. They will maintain careful records of all prospective contacts and report on those contacts in a Daily Activity Report. Such follow-up will continue until a prospect has expressed no further interest or has purchased a home elsewhere.

Achieve Sales Targets

The Owner and President will set annual goals for sales for the Company and all its products (including neighborhood and custom home sales). The CHSM is accountable for achieving their annual goals by ensuring that Company products are properly positioned, that sales presentations effectively promote successful conversion of prospects and that they are fully prepared to make sales and achieve individual sales performance objectives.

Generating Prospects

The CHSM is responsible for working to generate prospects, by seeking referrals from past prospects or homebuyers, posting company-provided signage at key intersections around the area selling, handing out business cards throughout the community, attending community events when possible, etc. The CHSM should not rely solely on Company marketing activities to generate all their business.

Realtor Outreach and Relationship Management

The Buffalo marketplace for new home sales is often led by realtor-generated sales. As such, the CHSM will be responsible for developing strong relationships within the Realtor community, including at least twice-monthly visits to local Realtor offices to provide updates on available “Move-in-Ready” homes, special promotions or offerings or pricing adjustments, etc. The CHSM will also be responsible for keeping referring Realtors informed of all activity relating to their “client” (the Company’s customer) throughout the homebuying process. The CHSM may be asked to jointly host Neighborhood Realtor events as needed to encourage broad Realtor awareness and support of the Neighborhood and its products.

Competitor Knowledge

The CHSM is accountable for ensuring that Company products are competitively positioned to achieve sales goals by developing a thorough knowledge of all competitive products likely to be researched by prospective buyers. Such knowledge should include product pricing, included features, popular designs, frequently used architects and all other pertinent information that would affect the Company’s ability to present competitive products.

Company Sponsored Events

From time to time, the Company will host or sponsor events to attract potential buyers. The CHSM will be expected to host those events, which may occur during evening hours or on days when the CHSM is not scheduled for their normal business hours.

Mortgage Follow-up and confirmation

The CHSM will be accountable for keeping close track of all homebuyer’s mortgage approval progress and ensuring that all homebuyers are ready and able to close on their homes on time at the completion of their homes. This will include maintaining close relationships with all mortgage loan officers, in particular with the “preferred lenders” that the Company encourages homebuyers use to secure their funding.

Ongoing Communications with Homebuyers

The CHSM is responsible for maintaining a strong relationship will all homebuyers throughout the entire homebuying experience, up to and following close of title. This includes regular weekly updates on the construction status of their homes, helping them prepare for formal meetings and for closing, responding promptly to their requests for information, etc.

Sales Consultant Onboarding and Training

Upon the hiring of new employees, the CHSM may be asked to assist in the training, including Company processes, procedures and policies, neighborhood and product knowledge, and sales training as needed.

Qualifications:

· Must be a Licensed New York State Real Estate Agent in good standing

· Prior new home sales experience is highly desirable

· Prior experience in real estate sales is a minimum qualification

Pay: $70,000.00 - $200,000.00 per year
