Large Scale Master Planned Community has opening for an On-Site Manager. The Manager will oversee all daily office functions ensuring that the needs and requests of the residents are dealt with in a timely and professional manner. Facilitate all daily operations of the community including, but not limited to developing and administering the annual budget, monitoring performance against the adopted budget, conducting monthly reviews of financial statements, and presenting a variance report to the Board. Provides professional guidance to the Board, and facilitates orientation and training of Board and committee members. Prepares meeting agendas, drafts recommendations and ensures that meeting notices and minutes are accurate and timely. Attends meetings of the Board, committees, and members, providing professional direction and assistance as needed and ensuring that the minutes, resolutions, and decisions are documented and implemented as appropriate. Serves as the liaison between the association and other entities, including the developer, builders, and local municipalities. Oversees operation and maintenance of all association facilities, ensuring that contractors and staff are adequately trained and equipped. Regularly inspects facilities and implements a preventive maintenance schedule. Prepares bid specifications for contract work and assists the Board in qualifying and selecting a contractor.Oversees the covenant enforcement and architectural design review processes in accordance with the governing documents. Ensures that inspections and correspondence are timely and accurate and that the notice and hearing process is followed in accordance with the documents and law.

JOB REQUIREMENTS

The successful candidate must have a good working knowledge of the community’s governing documents and rules. They must also understand the impact of federal and state laws governing the operation of community associations.

Have excellent people skills and a proven ability to maintain working relationships with residents and volunteers. Have the experience and ability to recruit, develop, train, supervise, and motivate staff members. Have strong speaking and writing skills, with the ability to communicate effectively on a variety of levels. Be proficient in MS Office.

A Bachelor's degree from a four-year college or university is preferred; or four years related experience and/or training; or equivalent combination of education and experience. A designation of CMCA or AMS is preferred.
