We are a residential property management company with over 2,300 properties in the portfolio who is looking for a motivated, detail-oriented Rehab Residential Construction Project Manager who is able to take initiative and drive their team to meet critical deadlines while still providing quality work!

Must have the experience and the ability to manage 25-30 property rehabs. Projects will be located in Hamilton, Butler, and Montgomery counties and weekly on-site visits/management is a requirement. Knowledge of and experience in assigning, managing, and verifying the quality of work for all construction trades and best practices is a must.

This ideal candidate will possess great strength in COMMUNICATION, organization, ability to prioritize, multi-task, and remain calm under pressure.

$48,000 - $50,000 Bonus Structure per year

• The property is ready for a prospective tenant to occupy
• Walking newly vacated properties with provided scope of work and budgets with contractors and trades
• Assign, monitor, and verify completion of all tasks to contractors and trades within project timeline
• Communicate the status to senior management of each home on a weekly basis
• Review and approve all invoicing for weekly payments
• Ensure final cleaning and close out of all inspections and repairs to company quality standards and that

• DETAILED assignment of tasks to crews WITH FOLLOWUP ON EACH ASSIGNED TASK
• Show Leadership and have the ability to motivate crews
• Knowledge of construction processes, practices, Hands-On/Punch-Out item completion as needed, and scheduling is a MUST
• Use of technology is a MUST! (Word-Excel-Goggle Sheets-Office-Tablet-Smart phone)
• Communication skills are imperative, you must know the status of each property and communicate that regularly; updating spreadsheets as work is complete
• Thorough understanding of project scheduling and budgeting
• 5-10 years rehab/construction project management required
• Ability to analyze, prioritize, and provide estimated costs when making decisions
