Job Summary: Maintain the cleanliness of all exterior areas of the property and assist in make-ready process as directed by the Manager or Maintenance Supervisor.
Supervisor: Maintenance Foreman (in the absence of the Foreman the Assistant Maintenance will make final decisions under the direction of the Manager.)
Hours: 40 hours per week
NOTE: Workweek may include weekends and exceed the standard 40 hours.
Payroll Status: Non-Exempt
Required Qualifications:
- Ability to do essential functions.
- Knowledge of basic swimming pool operations and pool chemicals.
- Be able to operate a power washer.
- Understand and carry out oral instructions.
- Read and carry out written instructions.
Essential Functions:
- Clean outside office and pool area, including pool furniture on a daily basis prior to 9:00 a.m.
- Remove all trash, obstacles, dirt and debris from grounds, parking lots, streets, amenity areas, plant beds, breezeways, stairwells, walkways, and dumpster areas on a daily basis according to company standards.
- Clean grilling stations, exterior restrooms, amenities, and rake volleyball courts.
- Maintain pet stations by emptying trash cans, refilling pet waste bags, and removing pet waste on grounds when needed.
- Maintain exterior signage for cleanliness and visibility.
- Maintain breezeway cleaning and/or painting scheduled.
- Dispose of all trash, obstacles and debris into containers provided. Pull trash containers and empty into compactors daily, if applicable.
- Landscape and irrigation tasks.
- Ensure proper light checks are completed per company standards.
- Follow all safety procedures, including wearing prescribed safety and personal protective equipment and notify supervisor of safety hazards.
- Ability to meet deadlines.
- Assist in make-ready process as directed by Manager or Maintenance Supervisor
- Must maintain and pass assigned Learning Management System classes.
- Demonstrate customer service skills while working with residents and team members.
- Ensure all fair housing laws are being followed.
Related Job Duties:
- Deliver notices to residents.
- Perform minor exterior repair work.
- Perform preventative maintenance tasks.
- Clean maintenance shop(s).
Physical Functions:
Standing, walking, lifting, pushing, pulling, climbing, stooping, bending, reaching, and seeing. Ability to move and carry large items, such as furniture. Also withstand normal environmental conditions both inside and out throughout the year.
