Overview
We are seeking a motivated and dependable Maintenance Technician / Make Ready to join our team. This position is responsible for preparing apartment homes for new residents, maintaining the overall appearance of the property, and assisting with basic maintenance and groundskeeping duties. The ideal candidate takes pride in their work, has a strong attention to detail, and is committed to providing a clean, safe, and welcoming community for residents and visitors.

Hours: 40 hours per week

NOTE: Workweek may include weekends, overtime and on-call hours.

Payroll Status: Non-exempt

Qualifications:

• High school diploma or equivalent required.
• Valid driver's license required.
• Previous apartment maintenance, make-ready, groundskeeping, janitorial, or general labor experience required.
• Ability to follow oral and written instructions.
• Ability to work independently and as part of a team.
• Basic knowledge of hand tools and safe work practices.
• Painting and touch-up experience preferred.
• Ability to operate a pressure washer, blower, and other grounds equipment preferred.
• Ability to perform essential job functions and meet physical requirements.
• Ability to participate in an on-call rotation and respond to after-hours emergencies when scheduled.

Essential Functions:

Make-Ready Responsibilities

• Complete apartment make-readies in a timely manner according to company standards.
• Inspect vacant apartments and identify items requiring repair, replacement, or cleaning.
• Remove trash and abandoned items from vacant units.
• Perform basic painting, touch-up painting, and minor drywall repairs.
• Clean apartments, patios, storage areas, and common areas in preparation for new residents.
• Replace air filters, light bulbs, smoke detector batteries, and other basic items as assigned.
• Complete Make-Ready Checklists and communicate any maintenance concerns to management.

Groundskeeping Responsibilities

• Remove trash, debris, and obstacles from grounds, parking lots, sidewalks, breezeways, stairwells, amenity areas, and dumpster enclosures daily.
• Maintain the cleanliness and appearance of the property.
• Assist with landscaping duties including weeding, trimming, watering, and general grounds upkeep.
• Clean and maintain pool and amenity areas, including furniture and surrounding spaces.
• Operate pressure washers, blowers, and other grounds equipment safely and effectively.
• Report safety hazards, vandalism, or property damage to management.

General Maintenance Support

• Assist maintenance staff with basic repairs and property improvement projects.
• Perform property inspections and report maintenance issues.
• Maintain maintenance storage areas in a clean and organized manner.
• Assist with inventory and organization of maintenance supplies.
• Follow all company safety policies and procedures, including the use of personal protective equipment.
• Understand on-call responsibilities and respond to emergencies when scheduled.

Physical Requirements

• Frequently stand, walk, bend, stoop, kneel, climb stairs, and lift up to 50 pounds.
• Ability to push, pull, reach, carry, and perform repetitive physical tasks throughout the workday.
• Ability to work both indoors and outdoors in varying weather conditions.
• Ability to safely operate hand tools, cleaning equipment, and groundskeeping equipment.
• Ability to communicate effectively with residents, coworkers, and supervisors.

Experience:

• Apartment Painting: 1 year (Required)
• Make-Ready: 1 year (Required)

License/Certification:

• EPA Certification (Preferred)
