As the Chief Operating Officer (COO) with our client in Houston, you will have the opportunity to optimize internal operations, drive financial performance, implement strategic improvements, adopt new technologies, and identify and expand services to increase profitability and scalability.

CHAMPIONING EFFICIENCY WITH COLLABORATIVE ACCOUNTABILITY. You prioritize and implement standardized processes for seamless department cohesion while embracing decision-making authority, accountability, and collaborative leadership.


ESSENTIAL DUTIES MAY INCLUDE:

Within the first 90 days:

Meet with each department leader, attend meetings to understand the company’s operations from pre-development to property management, and consult with the CFO to review financial statements and revenue structures.

Visit properties to meet the team and become familiar with the asset portfolio.

Begin assessing interdepartmental communication inefficiencies, meet with the partners within the first 30 days to align on expectations and plan the next 60 days.

Complete a full operational audit of the company and begin researching advantageous initiatives for the company.

Collaborate with the partners to refine the 6–12-month operational roadmap aligned with the company’s growth objectives.


3 months and ongoing:

  • Compile and analyze departmental data on needs and requests, determine the most cost-effective and impactful resources, and present recommendations to the partners.
  • Finalize prioritized initiatives, optimize systems and software, recommend restructuring, and establish communication and accountability systems to enhance efficiency and collaboration.
  • Meet weekly with the CFO to review budgets, influence expenses, and strategize cost reductions across all business lines.
  • ·Build strong relationships with leadership and teams, engage with on-site managers, and identify ways to enhance the company culture.


6 months and ongoing:

  • Present a long-term profitability plan for the company, championing new technologies and process improvements, overhauling expense management, and leading expansion initiatives by evaluating market opportunities.
  • Has established a channel of communication to the employees for disseminating information and regular updates to the employees.
  • Provide structured reporting and follow-ups on initiatives while leading cross-functional meetings to improve data sharing, enhance system integrations, and strengthen accountability.


12 months and ongoing:

  • Conduct a 12-month look back review, recognize improvements, identify new opportunities, align with partnership goals, and refine company structure to sustain and expand efficiencies.
  • By 12 months, has been able to realize operational savings and expense optimization and continues to have direct conversations with partnership to maintain the desired outcome for the company while managing through change management initiatives.
  • Begin setting up long-term KPI tracking and benchmarking to measure the success of operational initiatives implemented, ensuring these metrics are aligned with the company’s broader business goals and profitability targets.


EDUCATION, SKILLS & EXPERIENCE:

  • 10 years of progressive leadership experience with a focus on managing and growing teams and driving operational excellence at multiple companies within the commercial real estate, real estate, or similar industry required
  • Demonstrates a fundamental understanding of big box tenants, pads, and understand how a real estate company operates required
  • Has a proven track record of both strategic and creative thinking with strong execution within the operations area of a business required
  • Demonstrates an understanding for how to strategically and holistically manage real estate portfolio assets required
  • Has proven experience building and refining inter-departmental communication and collaboration, gathering insights and getting buy-in for successful change management required
  • Demonstrates the ability to manage from an organizational and project perspective required
  • Proven experience in real estate acquisitions a plus
  • Bachelor’s degree in Business Administration, Management or related field required; MBA a plus
