About the Opportunity
Our client, a leading owner and operator of industrial real estate, is seeking an experienced Senior Property Manager to oversee a high-quality portfolio totaling approximately 3 million square feet across Southern New Hampshire and Northern Massachusetts.
Reporting to senior leadership, this individual will be responsible for the strategic and day-to-day management of a diverse industrial portfolio, ensuring operational excellence, tenant satisfaction, financial performance, and asset value enhancement. Key Responsibilities
- Oversee all property management operations for approximately 3 million square feet of Class A industrial assets.
- Serve as the primary point of contact for tenants, fostering strong relationships and ensuring a best-in-class customer experience.
- Manage annual operating budgets, forecasts, reconciliations, and monthly financial reporting.
- Monitor property performance and identify opportunities to enhance NOI and operational efficiencies.
- Direct all maintenance, repair, and capital improvement activities across the portfolio.
- Manage third-party vendors, service providers, and contract negotiations to ensure high-quality service delivery and cost control.
- Conduct regular property inspections and ensure assets are maintained to institutional-quality standards.
- Partner with leasing, construction, and asset management teams to support leasing initiatives, tenant improvements, and redevelopment projects.
- Oversee CAM reconciliations, expense recoveries, and lease administration functions.
- Ensure compliance with all applicable regulations, safety requirements, and company policies.
- Mentor and provide leadership to property management and administrative support staff as applicable.
- Support acquisition onboarding, due diligence efforts, and portfolio transitions as needed.
Qualifications
- Bachelor's degree preferred; equivalent experience will be considered.
- Minimum of 10 years of commercial property management experience, with significant exposure to industrial assets.
- Demonstrated experience managing large-scale industrial portfolios.
- Strong understanding of commercial leases, CAM reconciliations, budgeting, and financial reporting.
- Experience working with institutional owners, REITs, private equity firms, or large commercial real estate organizations is highly preferred.
- Proven ability to manage multiple properties and priorities across a geographically dispersed portfolio.
- Proficiency with property management software platforms and Microsoft Office Suite.
- Valid driver's license and ability to travel regularly throughout Southern New Hampshire and Northern Massachusetts.
