Salary: $75,000 - $85,000


Prior experience managing condominium communities is required, and/or the candidate must hold a CMCA (Certified Manager of Community Associations) credential.


We are seeking an experienced and service-oriented Property Manager to oversee a portfolio of condominium and mixed-use residential communities.


Position Overview

The Property Manager will be responsible for the overall operational, financial, and physical management of multiple condominium and mixed-use residential communities.

This role requires someone who is highly organized, responsive, and comfortable balancing competing priorities. The Property Manager will serve as a key point of contact for Board members and homeowners while ensuring that vendors, maintenance teams, and service providers deliver work to the required standards.


The ideal candidate must be comfortable traveling between properties and commuting regularly to the office for meetings, reporting, and team coordination.

A valid driver’s license and reliable transportation are required.


Key Responsibilities

  • Manage the day-to-day operations of assigned condominium and mixed-use communities.
  • Serve as the primary point of contact for Boards of Directors, homeowners, residents, vendors, and contractors.
  • Prepare for and attend Board meetings, annual meetings, and other community meetings.
  • Prepare management reports, financial updates, budgets, and meeting materials for Board review.
  • Develop and manage annual operating budgets and monitor financial performance.
  • Oversee monthly financial reporting, accounts payable, collections, and delinquency matters.
  • Coordinate property maintenance, repairs, preventative maintenance, and capital improvement projects.
  • Solicit and manage vendor relationships, bids, contracts, and service agreements.
  • Inspect properties regularly to ensure common areas, amenities, building systems, and grounds are properly maintained.
  • Coordinate with maintenance teams, contractors, engineers, and other service providers.
  • Respond to homeowner and resident concerns in a professional, timely, and solutions-oriented manner.
  • Enforce condominium rules, regulations, policies, and governing documents consistently and professionally.
  • Assist with compliance related to local, state, and federal regulations.
  • Track and manage insurance claims, inspections, violations, and property-related issues as needed.
  • Provide consistent communication and reporting to Boards of Directors and company leadership.
  • Coordinate and oversee capital projects, major repairs, and improvement initiatives.
  • Travel between assigned communities as required.


Qualifications

  • 3 years of property management experience, preferably within condominium, HOA, community association, or residential property management.
  • Strong understanding of condominium operations, Board relationships, homeowner communications, and vendor management.
  • Experience managing multiple properties or a mid-to-large portfolio.
  • Strong understanding of budgeting, financial reporting, and property operating expenses.
  • Experience coordinating maintenance, capital projects, contractors, and service providers.
  • Knowledge of Connecticut condominium, landlord-tenant, and fair housing regulations.
  • Strong communication, leadership, organization, and conflict-resolution skills.
  • Professional and confident when working with Board members, homeowners, residents, and vendors.
  • Proficiency with property or community association management software, such as Yardi, AppFolio, RealPage, or similar platforms.
  • Valid driver’s license and reliable vehicle required.
