What are the responsibilities and job description for the Maintenance Superintendent position at WB Residential Communities, Inc.?
WB Residential Properties is seeking a full-time, live-in on-site Maintenance Superintendent to participate in all maintenance duties; including periodically inspecting units, buildings and common areas; performing repairs and janitorial assistance as needed as well as specific maintenance as detailed below, for a property located in Hempstead, NY.
RESPONSIBILITIES:
- Effectively handle resident service request, correcting the situation within 24 hours when possible. Ensure that all make-ready repairs and services are completed correctly and on schedule.
- Maintain awareness of the physical condition of the property and immediately correct unsafe conditions to maintain a safe environment.
- Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc. Perform scheduled maintenance on all equipment
- Must be knowledgeable of inventory levels of spare parts and supplies and inform Property Manager of shortages.
- Must be able to order supplies and stay within budget for maintenance supplies and contracts.
- Maintain effective internal control over operational activities in compliance with best practice policy and guidelines.
- After hours emergency calls
- Must be available to work overtime dependent upon the needs of the property
- Must have and maintain a clean driving record at all times that is acceptable to our insurance carrier.
- Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.
QUALIFICATIONS:
- At least 3 years prior experience in maintenance or supervisory role
- Excellent customer service skills
- Written and verbal communication skills
- Valid Driver’s License
Job Type: Full-time, Monday through Friday 8:00am-4:30p. Must be available to handle after hours on-call emergency services
Salary: $26.00 per hour
