Controller

Warren Averett is assisting an established client in the Mobile area who is seeking an experienced Controller to join their real estate investment firm.

This leadership role will oversee all accounting operations, ensure compliance with industry standards, and deliver strategic financial insights. The ideal candidate brings prior real estate accounting experience, strong proficiency in AppFolio property management software, and expertise in CAPEX vs. OPEX classification as well as recoverable vs. non-recoverable expense allocation.

Key Responsibilities

• Oversee all accounting functions, including general ledger, AP/AR, and financial reporting.
• Prepare monthly, quarterly, and annual financial statements in accordance with GAAP.
• Ensure accurate classification of capital expenditures (CAPEX) and operating expenses (OPEX).
• Analyze and track recoverable vs. non-recoverable expenses for tenant billing and lease compliance.
• Maintain and optimize workflows within AppFolio for property accounting and reporting.
• Develop and monitor budgets, forecasts, and variance analyses across multiple properties.
• Manage cash flow, reconciliations, and internal controls.
• Partner with property managers and leadership to provide financial insights for decision-making.
• Ensure compliance with local, state, and federal regulations, as well as company policies.
• Lead and mentor accounting staff, fostering a culture of accuracy and accountability.

Requirements

• Bachelor’s degree in Accounting, Finance, or related field (CPA preferred).
• 5 years of real estate accounting experience with strong understanding of property management financials.
• Proficiency in AppFolio software (required).
• Deep knowledge of CAPEX vs. OPEX and recoverable vs. non-recoverable expense allocation.
• Strong analytical, organizational, and communication skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Advanced proficiency in Excel and financial reporting tools.

Preferred Skills

• Experience managing multi-property portfolios.
• Familiarity with lease structures and tenant recovery clauses.
• Leadership experience in managing accounting teams.
