Position Overview
Our client is seeking an experienced Pre-Construction Lead to support the planning, estimating, and bidding of commercial construction projects. This individual will play a key role in developing accurate cost estimates, while helping drive competitive, well-structured bids and smooth project transitions into construction.
Key Responsibilities
- Review and analyze project plans, specifications, and bid documents
- Prepare detailed cost estimates, with a strong focus on MEP (mechanical, electrical, plumbing) systems
- Develop comprehensive budgets, estimates, and bid proposals for commercial projects
- Solicit, evaluate, and level subcontractor and vendor bids to ensure competitive pricing
- Conduct site visits to assess existing conditions, risks, and constructability
- Identify and track value engineering opportunities, scope changes, and cost impacts
- Collaborate with internal teams throughout the preconstruction process
- Support bid submissions, client presentations, and contract negotiations
- Maintain accurate records of estimates, bids, and project documentation within estimating software
- Ensure a seamless handoff from preconstruction to project management
Qualifications:
- 5–7 years of estimating experience with a General Contractor or Construction Manager
- Proven experience bidding commercial projects in the $10M–$60M range
- Strong knowledge of construction documents, blueprints, and specifications
- Proficiency with estimating software and Microsoft Office Suite
- Advanced analytical and mathematical skills
- Experience with risk assessment and value engineering
- Strong communication and negotiation abilities
- Ability to manage multiple bids and meet tight deadlines
- Solid understanding of construction methods, codes, and safety standards
