Job Summary
We are looking for a detail-oriented and analytical Estimator / Pre-Construction Coordinator to join our team in the construction and real estate sector. This role combines accurate cost estimating with coordination of pre-construction activities to support successful project bidding, planning, and execution. The ideal candidate will prepare detailed cost estimates, manage bid processes, coordinate with stakeholders, and ensure projects transition smoothly from pre-construction to build phase in a fast-paced environment.
Key Responsibilities
- Review project plans, specifications, and bid documents to perform quantity take-offs and develop accurate cost estimates for materials, labor, equipment, and subcontractors.
- Solicit, analyze, and compare bids from subcontractors, suppliers, and vendors to ensure competitive and comprehensive pricing.
- Prepare conceptual budgets, detailed estimates, and proposals (e.g., lump sum, GMP, design-build) at various design stages (schematic, design development, construction documents).
- Coordinate pre-construction activities, including bid package preparation, subcontractor outreach, RFI management, and bid solicitation.
- Conduct site visits to assess conditions, identify risks, and gather data for feasibility and constructability reviews.
- Collaborate with architects, engineers, owners, project managers, and internal teams on value engineering, scope changes, and cost implications.
- Assist in bid submissions, presentations, and negotiations to secure projects.
- Track market trends, material costs, and labor rates to maintain estimate accuracy.
- Support handover to project management teams post-award, including budget reviews and schedule input.
- Maintain organized records of estimates, bids, and project documentation using estimating software.
Qualifications and Requirements
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field preferred; equivalent experience accepted.
- 3-7 years of experience in construction estimating, pre-construction coordination, or a similar role, ideally in commercial, residential, or real estate development projects.
- Experience with bidding processes and pre-construction planning in a general contractor or developer environment.
- Familiarity with real estate development cycles, construction methods, and cost impacts is a plus.
Required Skills
- Strong analytical and mathematical skills with exceptional attention to detail.
- Proficiency in estimating software (e.g., On-Screen Takeoff, PlanSwift, Bluebeam, ProEst, Timberline/Sage, or similar) and Microsoft Office Suite (especially Excel).
- Ability to read and interpret blueprints, specifications, and construction documents.
- Excellent communication and negotiation skills for interacting with subcontractors, vendors, and clients.
- Organizational abilities to manage multiple bids and deadlines in a high-pressure setting.
- Proactive mindset for problem-solving, value engineering, and risk identification.
- Knowledge of construction safety, codes, and industry standards.
