What are the responsibilities and job description for the Real Estate Closing Processor / Settlement Agent position at W3Global?
Client is a full-service real estate settlement firm and title insurance agency. This means that after a buyer or seller has a fully executed contract, or a refinance borrower has a loan commitment from a lender, we drive the transaction to closing so that the purchase/sale or refinance goes through.
Description Of Role
This is not an entry level job. All candidates should have recent experience with residential and commercial loan closings as a transactional Real Estate Closer at a Title Company or in the real estate department at a Law Firm. If you don't have current/recent experience in one of these positions, you will not be considered for this position. Our Real Estate Closing Processors work directly with buyers, sellers, borrowers, real estate agents, mortgage lenders, surveyors, homeowner's insurance agents, inspectors, attorneys, and others to assemble all of the documents and information necessary to bring the transaction to a close. Our Closing Processors do not typically meet with clients, as our attorneys conduct client meetings and closing appointments.
Tasks
Review a real estate contract to determine what will be required prior to closing
Reach out to realtors, mortgage lenders, insurance agents, buyers, and sellers to assemble the required documentation prior to closing
Create a preliminary title package to submit to a lender in accordance with the lender's request
Review, comprehend, and satisfy all requirements of the title underwriter
Carefully review prior title documents (deeds, surveys, easements, restrictions, etc...)
Prepare a legally sufficient legal description and deed of conveyance
Prepare a settlement statement and/or closing disclosure form to match the lender's form
Make sure all required deposits and disbursements are in balance
Keep all files moving toward the required closing dates
Keep all parties informed as to status and any problems that may arise during the transaction
Skills And Requirements
Strong writing, spelling, grammar, and speaking skills
2 years as a Real Estate Closer or Real Estate Paralegal/Legal Assistant
Proficiency with Title Express, Qualia, Soft Pro, or some other Title Production Software
2 or 4 year College/University degree will be an advantage
Desire to work in a fast-paced AND detail-oriented environment
Work Schedule
Full time, in the office (not remote), Monday - Friday, 8:30 am - 5:00 pm, no weekends required
2 weeks vacation to start.
You will also be off and paid for all Federal/State holidays where the courthouse is closed (12-14 days/year).

Salary : $50,000 - $65,000
