Commercial Roofing Sales Manager
We are looking for an experienced, motivated **Commercial Roofing Sales Manager** to help expand our commercial roofing division throughout **Washington**. This position will be responsible for developing long-term customer relationships, generating new business opportunities, and managing the commercial sales process from lead generation through signed contract.
Commercial roofing or commercial construction sales experience is strongly Required.

- This is not an order-taking position.** We are looking for someone who knows how to identify opportunities, build strong relationships, develop business, and close commercial roofing projects.
- Develop new commercial roofing opportunities throughout Washington and Idaho.
- Build and maintain relationships with property managers, building owners, general contractors, developers, facility managers, and other commercial clients.
- Generate new business through cold calling, email outreach, networking, site visits, referrals, industry events, and in-person relationship building.
- Identify upcoming reroofing, repair, maintenance, and new-construction opportunities.
- Conduct commercial roof site visits and gather the information necessary to develop accurate estimates and proposals.
- Coordinate with ownership, estimating, and production teams to develop accurate project scopes and competitive proposals.
- Prepare and present professional commercial roofing proposals to customers and decision-makers.
- Consistently follow up on outstanding bids, proposals, and sales opportunities.
- Negotiate pricing, scope, and terms and successfully close contracts.
- Maintain strong relationships with existing customers and generate repeat and referral business.
- Track leads, opportunities, proposals, follow-ups, awarded projects, and overall sales pipeline.
- Help develop and execute YBM's long-term commercial sales strategy.
- Identify opportunities to expand into new markets and establish new commercial accounts.
Commercial roofing or commercial construction sales experience is strongly Required.
The Ideal Candidate Will Be
- Self-motivated and comfortable generating their own opportunities rather than relying solely on incoming leads.
- Experienced in B2B, commercial roofing, or commercial construction sales.
- Comfortable communicating with property managers, building owners, general contractors, developers, facility managers, and other decision-makers.
- Strong in relationship building, communication, negotiation, and follow-up.
- Organized and able to manage multiple bids, customers, and opportunities simultaneously.
- Comfortable reading plans, specifications, scopes of work, and project requirements.
- Able to understand commercial roofing applications and identify appropriate roofing solutions.
- Willing and able to travel throughout Washington and Idaho as needed.
- Professional, dependable, accountable, and results-oriented.
- Focused on developing long-term customer relationships rather than one-time sales.
Experience with the following roofing systems is strongly preferred:
- **TPO (Thermoplastic Polyolefin):** A common low-slope commercial roofing membrane widely used on warehouses, office buildings, retail properties, and other commercial facilities.
- **Other Low-Slope Roofing Systems:** Experience with EPDM, PVC, modified bitumen, and other commercial low-slope roofing systems.
- **Metal Roofing:** Experience with commercial metal roofing systems is a strong plus.
- **Shingle Roofing:** Residential or light-commercial asphalt shingle experience is also beneficial.
Compensation
- Base salary or guaranteed compensation.
