Role Summary
Own day-to-day field execution-safety, schedule, quality, and coordination-while protecting design intent. You'll lead subs, orchestrate sequencing, and set finish benchmarks that meet the exacting standards of modern residential architecture.
What You'll Do
Safety & Compliance
Maintain IIPP, JHAs/JSAs, daily stretch & flex, toolbox talks; enforce OSHA/Cal-OSHA and city requirements.
Coordinate inspections (DBI/SFFD/SFPUC, special inspections) and close out corrections.
Planning & Scheduling
Build/maintain 3-week lookahead aligned to the master schedule; run daily huddles and weekly subcoordination.
Anticipate long-lead items (windows/doors, architectural metal, casework, stone, lighting, recessed shades) and align deliveries.
Quality Control (Design-Driven)
Set mockups/benchmarks for contemporary assemblies: flush base and shadow-reveals, large-format tile/stone, rift-sawn veneer, minimalist stair/rail details, glass guardrails, waterproofing/air-barrier transitions, and zero-threshold decks/pavers.
Verify layout/tolerances; document QC with photos/checklists.
Field Coordination
Read/coordinate Arch/Struct/MEP, RFIs/ASIs/submittals; deconflict trades (framing vs. MEP rough, shade pockets, pocket doors, hydronic/radiant, skylights).
Manage logistics: laydown, hoisting, protection, temporary power/water, weather protection.
Subcontractor & Client Interface
Direct subs and self-perform labor; verify manpower and means/methods.
Walk owners/architects through milestones and mockups; manage neighbor relations on tight urban sites.
Cost & Documentation
Track labor/equipment, T&M tags, field tickets; surface potential change events early.
Daily reports (work in place, headcount, deliveries, inspections, weather, safety, photos).
Drive early punch planning, substantial completion, and clean turnover.
What You Bring
5-10 years as a Superintendent or Lead Foreman delivering high-end residential projects (custom homes, major additions/remodels) in the Bay Area.
Must have: proven contemporary, architectural design-driven project experience-showing mastery of flush/base and reveal details, minimal sightline glazing, custom architectural metal, concealed lighting, recessed shade pockets, frameless glass, glass guardrails, large-format tile/stone, and precise waterproofing/air-barrier execution.
Deep knowledge of sequencing from demo/shoring/excavation through envelope, MEP rough-in, and finishes; comfort with special inspections (rebar, shotcrete, structural steel, welding, moment frames).
Proficiency with construction tech, digital plan sets, and lookahead scheduling.
Clear communicator and steady field leader; solutions-oriented under pressure.
Valid driver's license; able to work on multi-level active jobsites.
Preferred: OSHA-30, First Aid/CPR, Fall Protection/Scaffold competent person; hydronic/radiant coordination experience.
Working Conditions
On-site, full-time; occasional nights/weekends to meet milestones or within city noise windows. Regular climbing/lifting and movement on active sites.
