Position Overview:
The Multifamily Area Manager is responsible for overseeing the daily operations, performance, and compliance of a designated portfolio of multifamily communities. This role provides direct supervision to four Property Managers, ensuring consistent operational excellence, strong financial results, and exceptional resident satisfaction across all assigned properties. The Area Manager collaborates closely with two Regional Managers to execute company objectives, maintain asset integrity, and support long-term organizational goals. This position is based out of Baton Rouge, LA, with frequent travel throughout Louisiana—especially to properties located in Southeast Louisiana. The ability to step in and serve as an acting Property Manager when needed is essential.
Key Responsibilities:
Portfolio & Operational Oversight
- Supervise, coach, and support four Property Managers in daily operations, leasing performance, resident relations, maintenance coordination, and financial stewardship.
- Ensure all communities meet company standards for curb appeal, maintenance response, safety, and overall resident experience.
- Conduct regular on-site visits to monitor performance, review operations, and provide hands-on guidance.
Financial & Administrative Management
- Assist Property Managers with budget creation, expense control, and monthly financial reviews.
- Monitor occupancy, delinquency, revenue targets, and operational KPIs to ensure portfolio success.
- Ensure timely and accurate reporting to Regional Managers.
Staff Leadership & Development
- Provide training, mentorship, and performance feedback to Property Managers.
- Support staffing needs across the portfolio, including interviewing, onboarding, and corrective coaching when needed.
- Promote a positive and professional team culture aligned with company values.
Compliance & Policy Enforcement
- Ensure all properties adhere to federal, state, and local regulations, as well as company policies and fair housing standards.
- Oversee audit preparation, risk management practices, and property file compliance.
Travel & On-Site Support
- Travel regularly between assigned communities within the state of Louisiana—particularly in the Southeast Louisiana region.
- Serve as acting Property Manager when coverage is needed due to vacancies, leave, emergencies, or special projects.
Qualifications:
- 3–5 years of multifamily property management experience, including supervisory responsibility.
- Strong knowledge of leasing, property operations, resident relations, and compliance standards.
- Proven leadership, communication, and problem-solving skills.
- Ability to work independently, manage multiple priorities, and meet deadlines.
- Willingness and ability to travel regularly within Louisiana.
- Proficiency with property management software (RealPage) preferred.
Working Conditions:
- Frequent travel across Louisiana, with emphasis on Southeast Louisiana communities.
- Ability to respond to urgent issues or operational needs outside of standard business hours, when necessary.
Pay: Up to $75,000.00 per year
