Property Accountant

About the Role:

We are seeking a highly organized and detail-oriented Property Accountant to join our team. This role is critical in supporting the financial operations of our real estate portfolio by ensuring accurate and timely accounting for multiple properties. The ideal candidate will have strong analytical skills, experience with property management accounting, and a proactive approach to problem-solving.

Key Responsibilities:

• Manage the full-cycle accounting for a portfolio of commercial, residential, or mixed-use properties.


• Prepare monthly, quarterly, and annual financial statements and reports.


• Perform bank reconciliations, cash flow analysis, and variance analysis.


• Record and reconcile all tenant transactions, including rent payments, CAM (Common Area Maintenance) charges, property taxes, and other billings.


• Process accounts payable (AP) and accounts receivable (AR) related to property operations.


• Review and analyze property budgets, forecasts, and operating expenses.


• Work closely with property managers to ensure expenses are accurately captured and coded.


• Assist with year-end audits, tax filings, and preparation of supporting schedules for external auditors.


• Maintain lease abstracts and ensure proper revenue recognition based on lease terms.


• Prepare journal entries, accruals, and adjustments as needed.


• Ensure compliance with company accounting policies, internal controls, and relevant regulations.


• Participate in system implementations or upgrades related to property management software (e.g., Yardi, MRI, RealPage).

Qualifications:

• Bachelor’s degree in accounting, Finance, or a related field (required).


• 2 years of property accounting or general accounting experience (real estate or property management sector preferred).


• Strong understanding of GAAP and property management accounting practices.


• Proficiency with accounting software (experience with Yardi, MRI, or similar systems a plus).


• Advanced Excel skills (pivot tables, v-Lookups, financial modeling).


• Exceptional attention to detail and strong organizational skills.


• Ability to manage multiple priorities and meet deadlines in a fast-paced environment.


• Strong verbal and written communication skills.


• CPA designation or candidacy is a plus but not required.
