Property Accountant

• Liquidity Oversight: Monitor cash balances to ensure all operational expenses are covered; coordinate and execute ownership distributions.
• Banking: Reconcile bank accounts monthly (or more frequently as required) and coordinate wire transfers with the cash management team.
• Payables & Receivables: Commit approved payables for payment, review non-tenant receipts, and maintain seamless communication with the AP and AR departments.
• Debt Service: Prepare and ensure the timely delivery of monthly debt service reporting for mortgage payments.
  
  

• Closing Procedures: Execute all month-end closing entries and procedures with high precision.
• Reporting Packages: Prepare comprehensive monthly workpapers and ownership reports, including detailed variance analysis and Gross Potential Revenue (GPR) reporting.
• Special Projects: Generate ad-hoc financial reports as requested by lenders or ownership entities, primarily using accrual-basis accounting.
  
  

• Budgeting: Lead the annual preparation of Operating and Capital budgets in alignment with specific lender and owner requirements.
• Audit Coordination: Provide essential financial data and support during the annual audit process.
• Security Deposits: Perform monthly reconciliations of security deposits and provide guidance to the security deposit team.
  
  

• Education: B.S. in Accounting (Required).
• Experience: 3-5 years of accounting experience specifically within Property Management.
• Technical Skills: * High proficiency in Microsoft Excel.
  • Strong working knowledge of Yardi 7s or comparable property management software.
  • Deep expertise in accrual accounting principles.
• Soft Skills:
  • Exceptional written and verbal communication skills.
  • Meticulous attention to detail and the ability to multi-task.
  • A professional demeanor with a commitment to timely responsiveness.
