What You’ll Do
Deal Execution & Underwriting
- Evaluate new retail locations and business initiatives; prepare investment recommendations for leadership.
- Own the underwriting process for all business initiatives, including new locations, partnerships, and strategic initatives.
- Analyze risks, returns, and tradeoffs across markets, assets, and deal structures.
- Manage the full transaction lifecycle — diligence, legal, consultants, closing, and internal coordination.
- Track and manage a robust pipeline of business initiatives and transactions at varying stages.
- Keep timelines tight, stakeholders aligned, and deals on track.
- Build insights from pipeline data to sharpen investment decisions and prioritization.
- Support the CEO and Company leadership in refining the company’s playbook and growth thesis.
- Contribute to the company’s broader expansion goals — including doubling locations between 2026–2029 and preparing for future capital raises.
- Lead financial planning & analysis (FP&A), cash flow forecasting, and board-level reporting.
- Oversee accounting operations and ensure compliance with the economic provisions of legal agreements.
- 3–5 years of experience in real estate private equity, investment banking, corporate development, or FP&A.
- Strong track record underwriting real estate and/or M&A transactions.
- Familiarity with diligence, deal structuring, legal documentation, and closing processes.
- High proficiency in Excel and PowerPoint, with the ability to model and present clearly.
- Excellent project management skills; able to juggle multiple deals and keep teams aligned.
- Strong commercial judgment with a sharp understanding of risk, return, and market dynamics.
- Clear and persuasive communicator, able to flex between detail and big-picture strategy.
- Deep understanding of GAAP, cash flow forecasting, and financial reporting.
- A personal passion for golf, fitness, or recreation industries.
- Experience in high-growth, entrepreneurial, or PE-backed environments.
- Exposure to board-level reporting and investor relations.
