Job Summary
We are seeking an energetic and detail-oriented Seasonal TURN Help - Leasing Consultant to join our property management team during peak leasing seasons. In this role, you will be the friendly face and expert resource for prospective residents, guiding them through the leasing process, answering questions, and ensuring a seamless experience. Responsibilities
- Greet prospective residents warmly, provide property tours, and showcase available units to generate leasing interest.
- Manage lease or rental agreement documentation accurately using property management software such as Yardi or OneSite.
- Assist applicants with the application process, verifying eligibility for programs like Section 8 or LIHTC (Low-Income Housing Tax Credit).
- Ensure compliance with Fair Housing laws, landlord-tenant law, and other legal regulations during all leasing activities.
- Handle phone inquiries professionally, providing detailed information about property features, lease terms, and community amenities.
- Maintain organized records of leasing activities, contracts, and resident files through efficient data entry and filing practices.
- Support property maintenance coordination by communicating resident requests and scheduling necessary repairs or inspections.
- Upsell available services or upgrades to prospective tenants to maximize occupancy and revenue opportunities.
- Collaborate with the property management team on conflict management issues or resident concerns to foster positive relationships.
- Stay informed about current policies related to LIHTC, Section 8 housing programs, and other government-assisted housing regulations.
Requirements
- Previous experience in real estate administrative work or property management is highly preferred.
- Familiarity with property management software such as Yardi, OneSite, or CMMS systems is advantageous.
- Knowledge of landlord-tenant law, Fair Housing regulations, and Section 8 program requirements is essential.
- Strong customer service skills with excellent phone etiquette and conflict resolution abilities.
- Experience managing lease agreements, rental contracts, or related legal documentation accurately.
- Office experience involving data entry, filing, and administrative support is required.
- Ability to handle multiple tasks efficiently in a fast-paced environment while maintaining attention to detail.
- Excellent negotiation skills combined with a friendly demeanor to upsell services effectively.
- Basic understanding of facilities management and property maintenance processes is a plus.
