What are the responsibilities and job description for the Assistant Property Manager- CMPND MIAMI- Lease Up position at TRG Management?

Job Responsibilities include but are not limited to;
- Interviews prospective tenants and records information to ascertain needs and qualifications
- Control delinquency and send out delinquency notices
- Complete Accounting Month End
- Finalize Final Account Statements and send them in for approval
- Manage renewals and renewal log
- Manage leasing team and hold weekly meetings discussing goals, triumphs and areas of improvement
- Walking the building and vacant units weekly and entering service requests to get any items needed repaired or cleaned
- Feel empowered to handle any resident concerns and focus on resident retention
- Accompanies prospects to model apartments and discusses size and layout, available facilities and services, and terms of lease
- Completes lease form or agreement and collects rental deposit
- Inspects condition of premises periodically and arranges for necessary maintenance
- Compiles listings of available rental units
- Identifies prospects
- Answers incoming call and voicemails in a timely and professional manner
- Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
- Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Community Manager for approval. Follow up with applicant regarding status.
- Ensure apartment is ready for resident to move-in on agreed date.
- Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect’s needs.
- Assist in monitoring renewals. Distribute and follow-up or monitor advertising effectiveness. Gather information about market competition in the area and file
The ideal candidate will possess:
- Minimum 2 years leasing or assistant manager experience and/or in a sales related position, preferably in a luxury or high-rise environment.
- High School Diploma or equivalent
- Excellent communication skills, a team player & customer service oriented personality
- Ability to work in a multi-prioritizing work environment
