What are the responsibilities and job description for the Property Manager (LIHTC/Section 8) position at Trandon Associates, Inc?
Property Manager's responsibilities will include but not limited to:Maintains a high level of continued occupancyMaintains well-documented tenant files and related documentation regarding application intake, tenant recertification and continuing eligibility in accordance with policies and procedures.Interaction with residents; including rent collection, lease administration, annual recertifications and tenant retention.Conducts timely property inspections, including move-in and move-out.Prepares and maintains accurate records and reports, including but not limited to rent rolls, rent adjustments, tenant list, delinquency reports, list of vacant units and transfer requests.Documents and reports all deficiencies, prioritize repairs and follow-up with appropriate personnel to ensure the timely completion of all repairs.Weekly/Monthly reporting to corporate & third-party partners.Other duties may be assigned as required. REQUIREMENTS & COMPETENCIES:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and / or ability required:Knowledge of local and federal laws.Excellent verbal and written skills.Ability to manage a property budget and ensure compliance with budgetary concerns.Proficient in Yardi, MS Excel and Word, Outlook. Bookkeeping, A/P, A/R and Budgets.Certification and working knowledge of LIHTC and Section 8Excellent time management skills and the ability to prioritize work with attention to detail.Self-motivated and self-directed individuals willing to take initiative.Strong interpersonal skills required. EDUCATION/REQUIREMENTS:High School Diploma3-5 years in affordable property managementLIHTC certification preferred
