About the RoleWe are seeking an experienced Real Estate Controller to lead the financial operations and accounting functions for a portfolio of residential buildings in NYC. The role oversees financial reporting, budgeting, and compliance across both market-rate and affordable housing assets, ensuring accuracy, transparency, and strong fiscal controls.Key ResponsibilitiesOversee full-cycle accounting for multi-property residential portfolio including AP/AR, G/L, bank reconciliations, and monthly close.Prepare complete monthly/quarterly financial statements and performance reports for ownership.Maintain rent rolls, tenant ledgers, billing accuracy, and security deposit compliance.Manage cash flow, operating expenses, and capital expenditure tracking.Build and manage annual budgets for each building.Monitor variances and implement financial efficiencies where possible.Support financial analysis for new acquisitions, transitions, or capital planning.Ensure proper financial handling for properties with affordable housing elements.Support reporting, billing, and compliance for subsidy programs (Section 8/HAP, DHCR, HUD/HPD) as needed.Maintain alignment with rent stabilization and regulatory requirements without being the primary compliance function.Maintain and enforce accounting controls and standardized financial processes.Oversee audits, tax filings, and lender reporting.Manage and mentor accounting staff; collaborate closely with property management teams and ownership.Bachelor’s degree in Finance, Accounting, or related discipline.7 years of real estate accounting experience, ideally in NYC residential.Familiar with rent roll management, tenant ledger accuracy, and security deposit regulations.Strong command of accounting software (Yardi, MRI, etc.) and Excel.Salary: $150,000 - $175,000
