Job Summary:

 

Shows and leases apartments to prospective residents. Is customer focused and service oriented and strives to make current residents feel welcome and comfortable in their community. Works as a team member along with the service staff to ensure the community meets the quality of standards set forth by Dewar Properties, Inc.

 

Essential Duties and Responsibilities include the following. Other duties may be assigned in the future and every employee is expected to perform any reasonable task or request that is consistent with fulfilling company objectives.

 

  1. Leasing/Marketing:

 

  1. Maintains a professional and friendly atmosphere in the leasing office and other areas where prospective residents and residents meet.
  2. Greet all incoming traffic that enter the office in a courteous and professional manner
  3. Assist residents with questions or concerns
  4. Inspects market ready apartments to ensure cleanliness
  5. Inspects apartments when tenant moves out
    1. Meet with prospective tenants to show property and explain terms of occupancy.
      1. Maintain an awareness of local market conditions and trends. Contributes ideas to the Resident Manager for marketing property and for improving resident satisfaction.
      2. Collect security deposits to hold apartments for move-in.
      3. Maintains open communication with Resident Manager
      4. Meet all report deadlines set forth by upper Management.
      5. Must be honest and ethical in all financial matters, in reports to supervisors, other management personnel and in relationships with the residents
      6. Represent the company in a professional manner both on and off the property.

 

  1. Administrative:

 

  1. Answers incoming phone calls in the office in a courteous and professional manner.
  2. Completes all lease applications and conducts application verification
  3. Types various resident communications as needed
  4. Organizes and files appropriate reports, leases and paperwork.
  5. Sends thank you notes and follows up with prospective tenants
  6. Stamps, sorts and distributes mail
  7. Photocopies documents
  8. Inventories office supplies and reports to manager
  9. Delivers items to other business establishments

 

  1. Other job functions:

 

  1. Inspects property, picks up litter and reports any service needs to maintenance staff.
  2. Attends company meetings when requested.
  3. Assists other staff members as needed
  4. May be required to drive motorized vehicle on and off property for company business
  5. Performs any additional duties assigned by manager

Skills, Education and/or Experience:

 

  1. High school diploma or equivalent
  2. A valid drivers license and automobile insurance is required
  3. Previous experience with property management a plus
  4. Must be able to utilize common office equipment such as (but not limited to) copiers, fax machines, phone systems, work stations and laptop computers.
  5. Know or be able to learn computer software specific to each property (i.e., rent roll).
  6. Strong customer service skills required

 

Language Skills:

 

a. Ability to speak effectively with residents and co-workers.

 

Mathematical Skills:

 

Ability to add and subtract, multiply and divide. Ability to perform these operations using units of American money and weight measurements, volume and distance.

 

Reasoning Ability:

 

a. Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram format. Ability to deal with problems involving several concrete variables in standardized situations.

  1. Depending on specific needs of the day, alternatively stand, walk and/or sit. Estimate 50% of time is on your feet and 50% sitting at a desk.
  2. Less than 50% of your time will be performing the following activities:
    • Bend/stoop/squat
    • Climb stairs
    • Push and pull doors
    • Reach above shoulders
  3. Be able to lift under 10 pounds on a constant basis (66% to 100% of the time)
  4. Be able to lift less than 20 pounds on a frequent need (33% to 66% of the time)
  5. Be able to lift over 25 pounds on a rare need (less than 10% of the time)
  6. Constant need (66% to 100% of the time) to perform the following physical activities:
    • Writing/Typing                             Corporate, resident communications
    • Grasping/Turning                         Telephone/doorknob use
      • Finger Dexterity                  Operation of office equipment
  7. Hearing – Constant need (66% to 100% of the time) to communicate over telephone and in person with owners, management, vendors and residents.
  8. Speaking – Constant need (66% to 100% of the time) to communicate over telephone and in person with owners, management, vendors and residents.
  9. Driving – Occasional need (1% to 33% of the time) to utilize personal transportation to inspect apartment community and surrounding neighborhood, make trips to the bank and also visit the corporate office.

 

Work Environment:

 

  1. Ability to work indoors at least 50% of the time.
  2. Ability to work outdoors at least 50% of the time.
  3. Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, cleaning detergents, etc.

Salary : $15 - $17
