Company Overview:

Tiello is partnered with a highly regarded Commercial Construction & Architecture Team based in the greater Long Beach, CA area, in their search for a Permit Expeditor (Commercial Construction) to perform Due Diligence and Permit Expediting in support of Ground-Up and TI projects in the Commercial, Retail, Restaurant, Grocery Store, Office, Gas Station, & Hospitality Industries.

Role Summary:

The ideal candidate will have 2 years of experience as a Permit Expeditor in the Commercial Construction Industry, performing due diligence and permit expediting for Commercial Retail and Restaurant Projects.

Job Responsibilities:

• Perform all essencial Permit Expeditor roles and responsibilities
• Conduct comprehensive due diligence research by reviewing zoning ordinances, land use regulations, building codes, and jurisdictional requirements to determine project feasibility and permitting requirements.
• Prepare, submit, track, and coordinate permit applications for building, planning, health, fire, utility, signage, and other required approvals across multiple municipalities and agencies.
• Serve as the primary liaison between clients, architects, engineers, contractors, landlords, and local jurisdiction officials to facilitate timely permit approvals and resolve review comments.
• Monitor permit review timelines, proactively follow up with reviewing agencies, and expedite approvals to support aggressive project schedules and client deadlines.
• Review construction drawings and project documentation for completeness and compliance with jurisdictional submission requirements prior to permit submittal.
• Maintain accurate permit logs, due diligence reports, jurisdictional contacts, and project status updates while communicating progress, risks, and schedule impacts to internal project teams and clients.
• Research and document jurisdiction-specific development requirements, occupancy classifications, accessibility standards, and code interpretations for commercial retail and restaurant projects nationwide.

Qualifications/Requirements:

• 2 years in Permit Expediting within the Commercial Construction Industry
• Associates or Bachelors degree in construction management, architecture, civil engineering, business, or similar, preferred but not required
• Commercial, Retail, Grocery Store, Office, Gas Station, and Restaurant Project Experience
• Ability to read Drawings
• Revit, AutoCAD, Microsoft Office Suite, Bluebeam proficiency
