Procurement Manager, Construction & Professional Services required by a Global Data Center Developer, Owner & Operator. This position is based in Denver (relocation provided)
Role Overview:
- Own RFP level bidding and contracting process across the US data center construction portfolio.
- Execute competitive sourcing, negotiating commercial agreements, design consultants, General Contractors, tenant fit out contractors, and professional services that all support the delivery of data center campuses.
- Work closely with the Director of Construction Procurement and stakeholders in Construction Finance and Development to develop structured Procurement processes from land and property acquisition through project turnover.
- Ultimately get the right firms contracted at the right commercial terms with documentation and commercial rigor to hold them accountable
Responsibilities:
- RFP execution and competitive sourcing – design services (civil, MEP, structural, architects etc), General Contractors, tenant fit out contractors, and professional services
- Lead commercial activities for the agreements covering services such as design, construction, including AIA and GMP structures, in coordination with legal and project leadership.
- Maintain a clean contract register across engagements, including key project dates, change orders and obligations
- Ownership of the prequalification process for vendors, including General Contractors, design Consultants and professional services.
- Lead procurement of GCs for Tenant Fit outs – this includes running RFPs, bid levelling, negotiating terms etc
- Own the procurement trackers, KPIs, key milestone calendar
Experience
- 3-5 years of experience in construction related procurement, project controls or contract administration, for a data center owner, General Contractor, AEC or real estate development organizations
- Contract understanding - AIA structures and GMP agreements
- Procurement/sourcing – Ability to run co0meptivie RFP processes, level bids, produce clear commercial recommendations
- Data center, mission-critical, industrial or large-scale commercial construction industry background
- Software: Excel, Procore, Smartsheet or other Project Management software – bonus
- Education: Supply Chai9n, Business, Construction Management, Engineering or equivalent work experience
