Job description
The Superintendent will oversee a wide range of field duties, assuming overall responsibility of the assigned project site and the daily activities of its contractors. They will supervise all work being done at their job site, oversee all phases of a construction project, and report regularly to project managers.
Essential Duties & Responsibilities
· Must be able to effectively manage job site, spending time on-site supervising projects and managing all field personnel. Works with Project Manager to obtain proposals, timelines & change orders from subcontractors on-site for approval.
· Lead all daily field operations to ensure proper site safety, construction, progress, quality control and a clean job site. Responsible for the opening and closing duties of the job site on a daily basis.
· Develop comprehensive understanding of project safety and commitments including financial goals, scheduling, logistics, phasing, milestones, inspections, etc.
· Must be able to complete administrative tasks in a timely manner and adhere to project schedules while maintaining consistent, up-to-date communication on budget, change orders, current week’s tasks lists, and any design, structural or schedule issues. Maintains jobsite records including daily logs, photos, and documenting plans.
· Scheduling and managing field personnel, maintaining effective and open dialogue with the project team regarding changes in work, job conditions, subcontractor relations and any deviation from the direction of the project.
· Orders and schedules all jobsite material deliveries and site work as required.
· Responsible for maintaining property protection and preparing for pending weather forecasts.
· Schedules building department inspections as necessary.
· Inspects the jobsite daily for cleanliness and to verify company safety standards are being met.
· Participates in all field work activities and works as needed to complete technical job tasks.
· Establish a punch list and close-out process for each job site.
· Other related duties as assigned.
Required Qualifications
· 5-7 years’ experience in construction, with a background in tenant improvement and ground-up construction strongly preferred.
· Working knowledge of electrical, plumbing, framing, drywall, tile, roofing, painting is strongly preferred.
· OSHA 30 certification preferred.
· Bilingual in Spanish preferred, though not required.
· Must have proven communication skills, specifically with written reports and updates. Must be able to communicate timely via email.
· Exceptional organizational skills and decision-making skills
· Demonstrated ability to think critically and strategically while executing project plans.
· Proven self-starter who sets aggressive plans and consistently meets the challenge.
· Ability to adapt to changing business environments, solve problems, and take advantage of opportunities to minimize project costs, maintain production, and construction schedules.
