Job Description
Apply maintenance and customer service skills to maintain buildings and grounds to meet company standards. Troubleshoot, maintain and repair all aspects of common areas and apartment units, including: cleaning, light plumbing/electrical/HVAC, light carpentry, appliances, painting and drywall. Work may be performed independently or as part of a team.
Responsibilities
- Respond to resident work orders in a timely way, prioritizing emergency and critical work orders.
- Prepare vacant units for new tenants, including maintenance repairs, painting and cleaning.
- Maintain and repair common areas, interiors and building grounds, as needed to maintain company standards.
- Help to prepare for City and State inspections.
- Must cover one emergency call week rotation ( I allow for a team to work out the weeks and to change with each other when needed) A person that covers emergency call week is required to work the week’s Saturday from 9 am to 2 pm. This allows for person on-call to be around and allows each team member a chance to have equal balance of work and life
- Everyone must complete and turn in daily agenda sheets for work completed to the supervisor.
- Flexibility and willingness to learn is as important as maintenance skills.
- Knowledge or willingness to learn basic property management maintenance software, (Yardi Maintenance).
- Ability to read and complete various tenant work orders.
- Ability to work as a team member to help foster a pleasant environment for other staff and residents.
- Knowledge or willingness to learn light plumbing, electrical, HVAC, carpentry and other skills.
- Experience working safely with tools, ability to read and comprehend warning labels, instructions.
- Understanding of basic cleaning practices and use of cleaning chemicals and cleaning equipment (such as a carpet cleaner or power washer).
- Walking, standing, sitting, crouching, crawling and climbing abilities are required for this position, including the ability to lift up to 70 pounds.
- Work is typically performed in occupied residential apartment buildings, with frequent interactions with residents and other property management staff.
- Technicians may be exposed to various extreme weather conditions when working on the exterior of the property.
- Safety is a priority, as there will be potential exposure to moving mechanical parts, chemical fumes and dust, and risk of electric shock.
- High School Diploma or GED is required.
- 1-3 years of prior cleaning or maintenance experience.
- Driver’s license and reliable transportation, (travel is required between buildings during the workday; however, buildings are located all within a 1-mile radius).
- Tools will be supplied by the company.
- Company Phone Is Given and is Required to Answer Calls and Texts especially evening and weekends when covering emergency call week

- High school or equivalent (Preferred)
- Residential painting: 1 year (Required)
- Driver's License (Required)
